Small town feel close to city center in this east side Madison neighborhood
Bordered by two thoroughfares and Interstate 90, Madison's Heritage Heights neighborhood benefits from easy access to downtown and nearby communities like Sun Prairie. “It’s all about the location,” says Chad Scott, a Realtor with First Weber Realty. “You can get to the east side shopping area for entertainment and food, and you can get to downtown Madison quickly.” Yet, despite its proximity to the city center, Heritage Heights maintains a small-town atmosphere. “I mean it’s part of Madison, but it doesn’t feel like you’re in the city,” says Scott. Predominantly a farming community in the early 1900s, the neighborhood quickly grew in the postwar years into the mix of single-family homes, apartments and businesses it is today.
Location and postwar construction appeal to all ages
"Residential streets in Heritage Heights are wide, tree-lined and relatively quiet, reflective of the mid-1900s when much of the neighborhood was built. “It’s a relatively mature neighborhood, with many of the houses built in the 60s,” Scott says. "The overwhelming architectural style is colonial because that’s what was popular during the construction boom." Additional styles include ranch-style homes and split-levels. “There are good starter homes,” says Matt Deadman, a broker and Realtor with Real Broker LLC. “And they are well cared for.” Prices range from $325,000 to $550,000. Scott points out that the neighborhood isn't full of new residents, however, and is, in fact, diverse. “Many people have lived there a long time, so it’s a mixed neighborhood. There are families with children and empty nesters who already raised kids.”
Outdoor programs and community partnerships near Kennedy Elementary
Students can attend Kennedy Elementary School then Whitehorse Middle School, both of which Niche grades B-minus. La Follette High School scores a B and recently completed renovations on facilities ranging from classroom updates to a new performing arts center.
Madison School & Community Recreation's Challenge Course, which includes a zipline and giant swing, is at the park next to Kennedy. The Madison School Farm, a community garden near Kennedy Elementary, partners with Madison Metropolitan School District and Goodman Community Center to provide programs for all ages.
Access to major thoroughfares and a short drive from downtown Madison
Heritage Heights is about 7 miles from downtown Madison. “You can easily get to Cottage Grove, Sun Prairie and downtown,” Deadman says. Milwaukee Street and Cottage Grove Road are two major east-west thoroughfares, and U.S. Route 51 and Interstate 90 run north-south. UW Health’s East Hospital is the closest hospital, about 8 miles away. The Madison Metro bus system has several routes that serve the neighborhood. The Dane County Regional Airport is about 6 miles away.
Species identification is ongoing at Heritage Sanctuary
Heritage Heights Park includes a playground, basketball courts, tennis courts, a softball diamond and an ice-skating rink. “It’s a nice little park with lots of trees,” Deadman says. Just north of the park is Heritage Sanctuary, a wooded area with an ongoing community-sourced list of plant species. Residents can kick a soccer ball or picnic at the shelter at Kennedy Park, across from the elementary school. Heritage Prairie offers a small, quiet nature preserve of restored prairie tucked in the neighborhood's southeast corner. Dream Lanes is located off Cottage Grove Road for indoor recreation.
Cajun cuisine and craft beer at North of the Bayou
Heritage Heights is about 4 miles from East Towne Mall, a major Madison shopping center. Woodman’s Food Market is on Milwaukee Street just west of the neighborhood, and Metro Market is on Cottage Grove Road just east of Heritage Heights. “There’s Farm and Fleet along Highway 51 and some bigger stores like that,” Deadman says. “And along Cottage Grove Road, they’ve really built up that area.” The Great Dane Pub & Brewing Company’s east side location and Twisted Grounds coffee shop are among those newer developments. Heading the other direction on Cottage Grove Road, are Cottage Café, an old-school diner, and North of the Bayou, a restaurant and brewery serving Cajun cuisine in a building designed to evoke New Orleans’ French Quarter.
Dane County Farmers Market hosts 130 vendors around the Capitol
The neighborhood is close to some of Madison’s favorite annual festivals, like the Fete de Marquette and AtwoodFest. The Dane County Farmers Market hosts about 130 Wisconsin vendors each Saturday around the Capitol Square before moving to the Monona Terrace during winter.
