An established community with strong roots
First settled in the 1850s, Midvale Heights is one of Madison’s oldest communities. Although most homes in the neighborhood were built nearly a hundred years later, residents still take pride in the area’s vintage feel. “Midvale Heights has a strong sense of community that you just can’t find in newer subdivisions that don’t have all the sidewalks and parks where people can get together,” says Lindsey Cooper, a former resident and Realtor with Lauer Realty Group who has sold homes in the neighborhood. “It’s got an active community association, great schools and so much to do outdoors.” Tiffany Malone, a real estate consultant at the Alvarado Group, echoes the same sentiment: “It’s a walkable area with lots of kids and lots to do.” There’s a new park to explore every few blocks, many of which host seasonal events such as picnics and concerts.

Solidly built houses from the 1950s and ‘60s
The side streets off Segoe Road are wide and gently sloping, lined by mature oaks and maples planted at even intervals, shading the sidewalks below. Homes sit on moderately sized lots. There isn’t much space between houses, but the lots are large enough that homeowners are able to add personal touches to suit their landscaping preferences. Ranch-style homes are the most popular variety here, and many feature midcentury modern and Prairie-style flairs. “They’re solidly built homes, mostly from the 1950s and ‘60s,” Cooper says. “Every contractor I’ve had in a home here will tell you that they just don’t make them like this anymore.” Prices in this desirable area tend to fall between $350,000 and $730,000.

Top-rated Madison Metropolitan Schools
Midvale Heights is zoned for the Madison Metropolitan School District. Van Hise Elementary and Hamilton Middle both earn an A from Niche. West High also receives an A grade and is home to the nationally recognized Madison West Rocket Club, the three-time first-place winner of the American Rocketry Challenge.

A new way to get outdoors every few blocks
Kids can let loose on the playground at Segoe Park or get their hands dirty in the sandbox at nearby William Slater Park, which has a volleyball net for impromptu games. Even furry friends can enjoy some sun at Odana School Park, a dog park with off-leash areas for large and small breeds. Bordering Midvale Heights is Odana Hills Golf Course with its 18-hole layout. “The Southwest Commuter Bike Path is also over by Odana Hills. Lots of people work downtown where there’s not much parking, so biking is a great alternative,” Cooper says. Those who want to bask in the great outdoors can challenge themselves with 17 miles of wooded trails at the University of Wisconsin-Madison Arboretum, located a couple miles east.

Summer concerts and community picnics
Residents get to know their neighbors with seasonal events held by the Midvale Heights Community Association, such as the annual picnic. The smell of hot dogs sizzling on the grill and the chatter of voices permeates the air at Segoe Park each year on one sunny June evening, but this wide-open grassy area is a popular spot for cookouts year-round. On balmy Fridays in July, folks kick back on lawn chairs to enjoy the Summer Nights at Segoe concert series, bringing live music and food trucks to residents’ doorsteps.

Upscale shopping and daily conveniences
Shopping is just minutes from home, with a Hy-Vee grocery store at the edge of the neighborhood. It’s just across the street from Vintage Brewing Co.’s West Madison location, which pours award-winning craft beers. Diners can fill up on tavern fare and Wisconsin favorites like cheese curds or head over to Nonno’s Ristorante Italiano next door for comforting bowls of pasta. “There’s also Chocolate Shoppe Ice Cream nearby, which is the best,” adds Malone. “And it’s so close to Hilldale Shopping Center, you could probably walk from some homes.” Hilldale, considered Madison’s premiere outdoor retail center, is home to big-box stores, upscale name brands and a slew of restaurants.

Highway access to the greater Madison area
Midvale Heights is less than 5 miles from downtown Madison, making it easy to access the Wisconsin capital’s best attractions. Even closer is the University of Wisconsin-Madison and its health system, making residents less than 10 minutes by car from state-of-the-art care. “We’re seeing more and more one-car households, so public transportation and walkability are a big deal,” says Malone. “You can definitely bike to work downtown from there, or you could take the bus.” U.S. Route 14 borders the neighborhood to the south, and Dane County Regional Airport is approximately 10 miles, or about a 25-minute drive, northeast.
There are several bus lines in Midvale Heights that take locals to each corner of Madison.
The UW Hospital system is conveniently close to West Madison.
