Prairie Hills offers green, suburban living at Madison’s West Side
Prairie Hills is a suburban community close to Madison's western edge, but it balances proximity to parks with easy access to downtown and shopping. The 250-acre Elver Park sits across McKenna Boulevard on the neighborhood’s western border. The boulevard itself leads north to dozens of big-box retailers and eateries and connects with the citybound U.S. Route 12. Though Prairie Hills is almost entirely residential, it includes two schools and plenty of green spaces within its boundaries.

Pocket parks and large green spaces surround and fill Prairie Hills
The West Side of Madison is known for its abundance of parks, and Prairie Hills is surrounded by them. “There are some great parks over there. Dane County has one of the highest green-spaces-to-living, so for every so many people, they have to have parks and green space available,” says Kelley Muselman, a real estate agent with The Minter Team at Realty Executives Cooper Spransy. Pilgrim Park offers a playground and walking paths at the heart of Prairie Hills, while the neighboring Huegel Park includes basketball and tennis courts and a baseball diamond. Plenty of pocket parks, like Hidden Park and Tiny Park, ensure that every resident is within walking distance from outdoor activities. Elver Park includes preserved woods and prairie, an 18-hole disc golf course, a popular sledding hill and an ice rink. When the weather is too cold, Vitense Golfland offers an indoor mini-golf course.

Housing availability remains strong in the neighborhood
Most of Prairie Hills’ homes were built from the 1960s to the 1980s, and almost all of them are single-story or split-level properties. Condos and townhouses sell from the low $200,000s to the mid-$300,000s, while single-family homes go from the low $300,000s to the low $600,000s. “It’s easy access to some big companies that are in the area, for employees like Epic and Exact Sciences,” Muselman says. “Those are big draws to the West Side for living.” However, this popularity hasn’t affected Prairie Hills’ accessibility to homebuyers. “There’s been more availability than there has been, which is great for buyers,” Muselman says. “We see a lot of people moving there once they’re out of their condo or townhome.” Prairie Hills' median sale price of $393,000 in lower than the citywide median of $415,000.
Smaller ranch-style homes in the upper $200,000 range can also be found in Prairie Hills.

The neighborhood association hosts service and social events
The Prairie Hills Neighborhood Association, a volunteer organization funded by residents’ donations, brings the community together through events like an annual Fourth of July parade, park clean-ups and summer ice cream socials. The streets themselves are defined by neatly maintained lawns, abundant trees that shade each house and sidewalks that enable safe strolls down the block.
Prairie Hills has its own public and private school options
Students can attend the public schools of the Madison Metropolitan School District, including the local Huegel Elementary School. Wisconsin’s voucher system means that students might also opt for private schooling. The neighborhood’s Our Redeemer Lutheran School involves students in service projects and offers diverse extracurriculars like drama, choir and forensics.

West Side shopping centers are easily accessible
McKenna Boulevard, which later becomes Gammon Road, connects Prairie Hills to massive shopping centers along U.S. Route 14. “That whole west side area, in general—all those neighborhoods are easy access to the Beltline, easy access to shopping and even easy access to downtown,” Muselman says. “You’ll be on the west side of downtown, so you would have West Towne Mall and Hilldale Mall.” The West Towne Mall includes big-box stores like Metcalfe’s Market, JCPenney and Kohl’s, plus chain restaurants like The Cheesecake Factory. Nearby shopping centers include grocery stores like Aldi, Woodman’s, Brennan’s Market and Metro Market, as well as the local Marcus Point Cinema. Among Prairie Hills’ most popular restaurants are Laredo’s Mexican Restaurant, the Glass Nickel pizzeria and Saigon Noodles.

Highways and buses link Prairie Hills to downtown Madison
Prairie Hills is a short drive from major highways like U.S. Routes 14 and 18, while Metro Transit buses have stops along McKenna Boulevard and Raymond Road. “From there, you can go west to Baraboo, Waunakee in under 45 minutes,” Muselman says. “You can get up to the Dells. It’s easy access to get anywhere West Side.” It’s a 35-minute bus ride from the heart of Prairie Hills to Downtown Madison, or a 10-mile drive via U.S. Route 18 and John Nolen Drive. Epic, a major employer, is seven miles away, while Exact Sciences is a two-mile drive. The Dane County Regional Airport is less than 15 miles away. The nearest hospital is the UW Health Junction Road Medical Center, four miles from the neighborhood.
