Increasing home values and convenience
Sherman is less than 15 minutes northeast of downtown Madison, sandwiched between two major thoroughfares. “It feels pretty suburban when you get off the main roads and move toward the middle of the neighborhood, but on either side, it’s very urban,” says Preferred Realty Group’s Josh Macht, a Realtor with more than 15 years of local experience. He says it’s the blend of suburban and urban amenities that appeals the most to homebuyers. “There aren’t a lot of places left in Madison where you can get a home for $300,000 this close to downtown, where you’re walkable to things like grocery stores and restaurants. And it’s close to two of your typical good-sized Madison city parks, too,” he says. Coldwell Banker Realtor Ryan Parkos, who has going on five years of experience working with clients in the area, says that homes here have increased in value quite a bit over the last decade. “There’s a lot of new restaurants and businesses coming to Sherman Avenue, which connects the Northside to downtown. Just a few years ago, there was really nothing there, and now amenities that you used to have to drive into town for are walkable. It’s made homes quickly appreciate in value.”

Small, competitively priced bungalows
The wide, grid-patterned residential streets here are lined with sidewalks shaded by tall oak and maple trees. “The whole neighborhood is pretty much smaller, modest, ranch-style bungalows,” says Parkos. “Market-wise, it’s one of the few locations this close to downtown where you can get an entry-level home. It’s a great place for first-time buyers who want to be closer to downtown but maybe don’t have the budget for a home on the west side quite yet,” he says. While $300,000 is the median price for a home in Sherman, they can go for anywhere from $240,000 to $400,000. Macht says that one of his recent listings, a three-bedroom bungalow, sold for $340,000 in December 2023. “The folks that sold the house had lived there for 35 years, and they didn’t move too far away, just to a 55-plus community a couple miles down the road. They really enjoyed living here and were very pleased with how their home’s value had increased.”

Madison school days
Kids in Sherman attend schools in the Madison Metropolitan School District. Each youngster’s exact pathway is dependent on their address, so parents should double-check the boundaries ahead of registration. Many students go to Emerson Elementary between preschool and fifth grade, Sherman Middle between sixth and eighth and East High School through 12th grade. In 2024, Emerson Elementary earned an A-minus grade from Niche. Sherman earned a C-plus and East High earned a B-plus that same year. Teens at East High are each sorted into one of four Small Learning Community Neighborhoods, designed to provide structure to the high school experience and give students the opportunity to build more solid student-to-student and student-to-teacher relationships. The four neighborhoods, Olbrich, Tenney, Warner, and Yahara, each have their own Assistant Principal, Counselor and Dean of Students.

Sprawling city parks
Off Windom Way in the north end of Sherman, locals can shoot hoops at the basketball court in Windom Park. There’s also a classic playground and a sunny, grassy field with plenty of room for activities. Across North Sherman Avenue just 5 minutes west of most homes, Warner Park is also a popular destination for outdoor recreation. The more expansive city park lolls over more than 200 acres, offering everything from an off-leash dog park and reservable events shelters to sports fields, a playground and an ice-skating rink. The west side of the park borders Lake Mendota, with a sandy beach where locals can fish or launch their boats. “When you’re out on the water, you can connect to the Madison system of lakes from there,” says Macht, adding that there are also trails for hiking and biking that web throughout the park. “It’s also home to the Mallard Stadium, which is where our local baseball team plays,” says Parkos.

Shop and dine with a local flair
For their groceries and other everyday essentials, residents can head 4 minutes southeast to the local Pick ‘n Save on Aberg Avenue. The Northside Farmers’ Market and Willy Street Coop are both even closer to home, in the Northside Town Center shopping center just 3 minutes north. The Northside Farmers’ Market is an outdoor market open on Sundays between May and October. “The Willy Street Co-op is similar, in that it focuses on natural, organic and sustainable foods, but it’s a full-service grocery store open seven days a week,” says Parkos. While the co-op is available for anyone to shop, those who decide to become “owners” by investing in the business receive product discounts and extra benefits. “There are a lot of bars and restaurants and coffee shops that have popped up on North Sherman Avenue recently, too,” says Parkos, noting that locals enjoy walkability to especially popular eateries like Café La Bellitalia and Madtown Chicken n’ Fish.

Getting around Madison
It’s easy to get around town with two main thoroughfares, Packers Avenue and North Sherman Avenue, running along either side of the neighborhood. From here, downtown Madison is a quick 12-minute drive southwest, depending on traffic. Stops along the Madison Metro Transit bus line are spaced at regular intervals along both Packers and Sherman Avenues, making for an easy commute even without a car. “You see a lot of homeless people taking the bus from here, it’s all part of that urban feel,” says Macht. Flying farther afield is easy, too, with the Dane County Regional Airport less than 3 minutes east across Packers Avenue.
