Sunset Village blends vintage homes with plenty of parks and shopping
Sunset Village is one of the first suburban neighborhoods you’ll come across as you leave Downtown Madison and enter the West Side. Homes showcase its established character, with 1948 as the median year of construction and Frank Lloyd Wright-inspired styles mixing with classic Cape Cods and bungalows. Residents can go on nature walks in local green spaces and take in sunset views from Hoyt Park’s overlook. The University of Wisconsin-Madison and its hospital are just across University Avenue, which also serves as the main retail drag.

Homes from the mid-1900s sit behind gardens and plenty of trees
Bungalows, Cape Cods and Contemporary-style properties built from the 1930s to the 1950s make up most of Sunset Village’s housing stock. “Many of the houses were originally fairly small,” says Kathy Smith Epping, a Realtor with Restaino & Associates and a resident of Sunset Village. “Many of them have been added onto as buyers move in and don’t want to move, and so they put on additions.” The average street offers tons of shade, small front yards with lush gardens, driveways with garages and sidewalk access. “It’s very quaint, very picturesque," Smith Epping says. "Hilly streets, with lots of oak trees.” Homes below 1,500 square feet have sold from the mid-$200,000s to the low $600,000s, while larger properties mostly go from the high $400,000s to the mid-$900,000s. Remodeled houses tend to sell on the higher end, including one that recently sold for over a million.

Parks offer sunset views, hiking spots and mountain bike paths
Much of Sunset Village is taken up by local green spaces, from pocket parks to a Madison landmark:
Lucia Crest Park and Sunset Park, on opposite sides of the neighborhood, offer playgrounds and basketball courts.
Quarry Park, two blocks away, includes wooded trails popular with hikers and mountain bikers because of their hilly terrain.
Hoyt Park, featured on the National Register of Historic Places, used to be a sandstone quarry before a New Deal public works project transformed it into one of Madison’s most unique parks.
“Hoyt is a larger park, and it has a really scenic overlook, a scenic drive through it and a couple of park shelters,” Smith Epping says. Sandstone fireplaces and picnic shelters let visitors toast marshmallows while catching a picturesque twilight at the park’s Sunset Point Overlook. Golfers can play at the Glen Golf Park, which is open to the public. “The Glen Golf Park was recently redesigned, so it’s got more native plantings, and they made the course friendly for all levels of golfers from beginners and young kids to veteran golfers,” Smith Epping says. “It's just nine holes, so it’s not daunting.”
University Avenue puts shopping centers close to home
Sunset Village’s location along University Avenue connects it to downtown entertainment and West Side shopping. “It’s close to Sequoya Commons, which has a little coffee shop, a pizza parlor, an ice cream store and the public library,” Smith Epping says. The Hilldale Shopping Center, along Midvale Boulevard, features a Target and Metcalfe’s Market for groceries, plus a handful of chain and local eateries. Muramoto Hilldale is a trendy outlet for sushi and Asian fusion food. Metro Market sits across University Avenue from Sunset Village’s northern edge.

Students are zoned to attend the highly rated Madison Metropolitan School District, including Midvale Elementary School and Hamilton Middle School, a few blocks away. Highly rated private options like the Wingra School and Edgewood High School of the Sacred Heart are a short drive away.

Annual events bring the community together for holidays
Sunset Village is known for its annual events, whether it’s the annual Easter egg hunt in the spring, a Lucia Crest Park ice cream social in the summer or a Halloween parade. “The other thing that’s really unique about Sunset Village is that, in Sunset Park, there’s an ice skating rink that goes up in the winter that’s put up and maintained by volunteers in the neighborhood,” Smith Epping says. “The water is all donated by neighbors. That’s a really fun asset for kids, families and people of all ages.”
