Families are drawn to relatively affordable homes in Westhaven Trails
Westhaven Trails is a neighborhood in southwest Madison, where tall trees shade small parks, quiet cul-de-sac streets and family-friendly homes. "That area is probably one of the more affordable locations in the Madison market," says Kieth Schulz, the managing broker of Great Rock Realty LLC, who has 20 years of real estate experience in the area. "The price range is what's attracting people to that specific area." Because of its approachable prices, diverse styles, and easy access to several shopping centers and employers, Westhaven Trails attracts a main demographic; "There's definitely a lot of first-time homebuyers and younger families," Schulz says.
Housing styles from the latter half of the 1900s sell quickly
The area has softly rolling hills, lined with sidewalks and diverse housing. Those looking for a home in Westhaven Trails have their choice between condos, townhouses, single-family homes and duplexes. New Traditional, attached condos and townhouses range from $250,000 to $300,000. Duplexes, usually with split-level or Colonial Revival architecture, sell for $510,000 to $710,000. Ranch-style homes, Cape Cods and bi-levels are the most prominent. "The bulk of the homes are probably from the late 1960s to the 1980s," Schulz says. "A lot of them are fairly dated or starting to be upgraded with a lot of DIY projects and things like that." They range between $350,000 and $500,000, depending on size and renovations. Homes sell quickly, with all styles and housing types lasting less than three weeks after listing.
West Towne Mall and McKee Road offer retail and grocery options
The neighborhood itself has limited restaurants and no shops, but plazas with chains, grocers and big-box stores are nearby. "It's close to a lot of shopping," Schulz says. "There's a Super Target just down the road and some restaurants in that area." Target, Aldi and Hy-Vee are east on McKee Road, and driving about 3 miles north leads to one of Madison's largest shopping centers on either side of U.S. Route 14. In the strip is West Towne Mall, an indoor and outdoor retail area with almost 100 restaurants, fashion retailers and department stores. Back in the neighborhood, Glass Nickel Pizza Co. – Fitchburg is a simple pizzeria serving sandwiches, salads, pizzas and sides.
Neighborhood schools offer diverse activities and solid ratings
Children living in the area can attend Ray W. Huegel Elementary School, rated B by Niche. Akira R. Toki Middle School earns a B-minus, and Vel Phillips Memorial High School is rated A. At the high school level, students can choose from almost 80 lunchtime or after-school clubs and activities. Subjects are diverse, with clubs for anime, wrestling, henna, Latin music and more. Wisconsin Public School Open Enrollment allows students to apply to public schools outside their district.
Residents can commute to Madison by car, bike or bus
U.S. routes 14 and 18 are nearby, providing easy access to employers in the surrounding Madison metropolitan area. Downtown Madison and The University of Wisconsin-Madison are about 9 miles away. "It's an easy commute," Schulz says. "If it's rush hour, it might take you 25 minutes. But at a low traffic time, it's probably only 15 minutes to get onto campus." The University is a leading employer in the city, as is UW Health University Hospital, about 7 miles from Westhaven Trails. Bike lanes and bus routes in the neighborhood connect to lanes and routes that lead downtown. Dane County Regional Airport is about 17 miles northeast.
Madison hosts art fairs, races and seasonal celebrations
Some events at the University of Wisconsin-Madison are open to the public, including sports games, film screenings, discussion panels and art shows. Annual festivities in Madison range from marathon races to art fairs, and holiday festivals to concert series.
Parks with playful names and bike trails are close to home
Small neighborhood parks are around the residential streets, many of which are named after their main feature. Yellow Slide Park, Tiny Park, Big Slide Park and Sandbox Park are just a few tucked between houses or beyond back yards. Westhaven Trails Park is the largest green space, with sports fields, tennis and basketball courts and a playground. Bike paths, both paved and unpaved, wind through nearby nature preserves, including Prairie Ridge Conservation Park and the Ice Age Trail Junction Area.
