Woodland Hills-The Highlands is a home away from the noise in Madison
Woodland Hills-The Highlands offers upscale homes, outdoor space and casual recreation on Madison’s outskirts. This wooded community shares its name with a few neighborhood parks and gives residents quick access to amenities like nature trails and playgrounds. The neighborhood is also a few minutes from Lake Mendota, one of the region’s fishing and boating destinations. Erich Reusch, a Realtor with Bunbury & Associates Realtors, says the neighborhood draws buyers looking for a housing upgrade and a place away from the noisier parts of Madison. “They don’t want to sit in some high-rise surrounded by students, so they’re moving farther out,” he says. “But it’s still a short distance and commute to downtown Madison, the university, the hospitals or the Capitol and government buildings.”
Upscale homes offer spacious lots, while condos are also available
Homes are located along tree-lined roads and cul-de-sacs. Many lots go from about a third of an acre to just over 3 acres, with some of the largest properties found in the neighborhood’s east end. Houses include ranch-style, Colonial Revival and New Traditional homes, with several nestled among patches of mature trees. “It’s considered a luxury area,” Reusch says. “And the lots are bigger with lots of shade. It’s just a comfortable place to live.” Homes go from about $400,000 to $950,000, depending on house size and acreage. While the larger east end homes weren't on the market in 2024 and 2025, many have values over $1 million. Condos go from about $200,000 to $610,000, while townhouses run roughly between $280,000 and $400,000.
Amenities range from open woods to golf and lake recreation
Highlands West and Highlands East parks span several acres of protected woods. Woodland Hills Park has forested trails, a playground, a basketball court and an open field popular among dog owners. “They [residents] love the area because it’s walkable, and the parks are a big thing,” Reusch says. The Spring Harbor Park area has a beach and boat access to Lake Mendota. Other nearby amenities include Blackhawk Country Club, which has an 18-hole course with tree-lined fairways. Also a historic site, the private course is home to several Native American effigy mounds from the Late Woodland era. Each marked by stone markers, the mounds depict animals like a flying goose and bears.
Local restaurants serve pub fare, craft beer and Chinese food
Area restaurants include The Nitty Gritty, a Madison area chain and popular spot for birthday parties. The restaurant’s menu includes tacos, a pretzel roll burger and various craft ales. Imperial Garden serves Chinese comfort food, while Oakcrest Tavern's patrons can watch sports and news while dining on pub fare. Nearby cafes include Moka, a Midwest chain with locations mainly in Wisconsin. The neighborhood is down the road from the Hilldale Shopping Center area, which has chains like Target and Whole Foods Market.
The neighborhood has access to Madison's public and private schools
Students here may start at Cesar Chavez Elementary School, which receives a B-plus from Niche. They may then go to Badger Rock and Black Hawk middle schools, both of which get C-plus grades. Students may finish at Capital High School, which also receives a C-plus. Private options near the neighborhood include High Point Christian School, which is affiliated with High Point Church and enrolls prekindergarten to eighth-grade students. High Point’s middle schoolers may take electives and specialized courses like woodworking and personal finance.
Middleton is a nearby events destination
Neighboring Middleton hosts several events, and one of its signature celebrations is August’s Good Neighbor Festival. The event at Firemen’s Memorial Park involves live music, food trucks, a parade and contests like potato sack races. Attendees may also take part in a 5K run or walk.
Commuters have quick access to University Avenue and Metro Transit
Madison’s Metro Transit has several bus stops around the neighborhood. University Avenue provides a nearby commuter route to destinations like the University of Wisconsin–Madison and UWHealth’s University Hospital. University Avenue also goes to downtown Madison, about 5 miles east of the neighborhood. Woodland Hills-The Highlands is 13 miles from Dane County Regional Airport, the region’s hub for commercial flights.
