Rapidly growing suburb of Champaign-Urbana

About 10 miles northwest of the Champaign/Urbana area is the growing suburban village of Mahomet, with a population of just over 9,000, according to the 2020 census. “The driver of the appeal to live in Mahomet is the school system,” says Jake Patterson, a broker assistant with Guth & Associates. “Families are buying a lot of the new houses in the city with young kids.” With the proximity of the Champaign/Urbana area and the University of Illinois, many people commute east on I-74 to work, but there are also local job opportunities. “Farm Credit Illinois is in Mahomet, and that’s a large local employer,” he adds. Mahomet-Seymour Community Unit School District also employs a few hundred. The population has grown by at least 30% every census since 1980.

New Mahomet subdivisions

In the growing area of Mahomet, plenty of subdivisions have been built in the last 10 years, mainly in the east and south parts of town. The median single-family house price is about $407,000, slightly higher than the national average. “Mahomet is going to be a pricier area,” Patterson says. “There are some affordable options and some higher-end new construction houses. Some are in the millions that are custom built.” There is a townhouse subdivision near Lake of the Woods. The price range is from $230,000 to $450,000. Condos range from $240,000 to $410,00. There are manufactured homes priced below $100,000 up to $210,000. Many are in the Lake of the Woods neighborhood.

A-rated Mahomet School District

Elementary schools are split in the Mahomet-Seymour Community Unit School District 3, rated an A overall on Niche. Middletown Prairie Elementary was built within the last 10 years in the growing east part of Mahomet. That school is rated a B and has kindergarten through second-grade students. Lincoln Trail is rated an A-minus and teaches third through fifth graders. Mahomet-Seymour Junior High School is rated an A-minus, while Mahomet-Seymour High School earns an A. The school has a greenhouse for agricultural students to use.

Lake of the Woods and other Mahomet parks

On the north side of Interstate 74, Lake of the Woods Park is part of the Champaign County Forest Preserve District and totals over 900 acres. “I grew up in the area and went to this park on field trips. Every time I go, it’s a new experience,” Patterson says. “It’s a phenomenal asset to the community.” Activities include boating, fishing, cross-country skiing and sledding. The Museum of the Grand Prairie, a botanical garden and a golf course are other attractions surrounding the lake. The Sangamon River flows by Lake of the Woods and River Bend Forest Preserve, totaling 300 acres south of town. Barber Park is on Mahomet’s east side, with a splash pad, an amphitheater with occasional summer concerts and lots of space for soccer and football games.

Downtown Mahomet revitalization

In the heart of downtown Mahomet, in the 400 block of Main Street, storefronts have been improved, and new lighting has been installed. The block between Elm and Lincoln Streets has Champaign County Brewing Company, Chophouse on Main and a quilting shop among the locally owned businesses. The Eastwood Center is on Lombard by Interstate 74 with a Schnucks grocery store and a CVS. More commercial development is available on Oak Street, the east side of town.

Mahomet Music Festival

For two days in August, Main Street, through the heart of downtown Mahomet, shuts down to traffic and opens up for a street party. The Mahomet Music Festival is a carnival with food trucks and live music. “It’s a big deal, attracting people from outside the area,” Patterson says. Thousands of people attend the event.

Gibson Health of Mahomet is a small orthopedic clinic. For larger facilities, Carle Foundation Hospital and OSF Heart of Mary Medical Center are 15 miles away in Urbana. Willard Airport is about 20 miles and is owned by the University of Illinois. American Eagle has daily service to either Chicago O’Hare or Dallas. It’s about 150 miles north to Chicago O’Hare International and about 130 east to Indianapolis International Airport.
