A small lakefront community near Hudson Valley towns and the Connecticut border

Lakefront lifestyles are the name of the game in Mahopac, an exurb about 50 miles north of New York City. Things can feel a bit insular here, even though the location is not totally remote. Beacon is about 30 miles to the west, on the Hudson River, but the Connecticut border is just to the east. Many people considered Mahopac to be a summer vacation spot up until World War II, after which residents began to live there year-round. Being in a bubble brings its own advantages to those who yearn for preservation. “It’s not the kind of place where you’ll see new developments or mixed-use multi-family projects,” says Trudi Iglesias, a broker with Howard Hanna Realty. “People are coming here because they get more green space than further south.” In spring 2025, residents banded together to protest a proposed lithium battery storage facility. Over 2,100 signatures were gathered in this town of 9,000 people. Today, tourism plays a role in the local economy, with summer still being a boom season. A master plan approved in 2024 prioritizes the revitalization of downtown.

Multiple colonial styles are available, often on wooded lots

House prices can vary greatly. “There are some spectacular homes on the water, but this is largely a single-family home community that provides a suburban experience,” says Iglesias. “It’s more suburban than Westchester,” she says, in comparison to a neighboring county. “People like moving to Putnam County because of better prices than Westchester." The median of $590,000 is much greater than the national median. Colonials on cul-de-sacs, raised ranches and split-levels are what homebuyers are likely to see. Gated communities like Mahopac Point, which overlooks various islands on the lake, offer more exclusive lifestyles.

Sycamore Park is packed with picnic areas and athletic facilities

Mahopac thrives because of its namesake lake. “The waterfront is the heart of the area,” says Iglesias. “People are out boating, especially in the summer. It’s a bustling community.” Mahopac Chamber Park provides views of the water, plus there’s a playground. Volz Park begins with stately stone gates and visitors can hike in the forest and take in more lake views. Sycamore Park is perhaps the most popular, though, with athletic facilities, a playground, a dog park, a beach and picnic areas with grills and pavilions.

A diverse dining scene, plus plenty of cafes for quick bites

Revitalization plans already have a leg up. “Downtown has good eating,” says Iglesias. U.S. Route 6 near Mahopac Point is crammed with restaurants. Asian and Latin American cuisines provide variety, while cafes, bars and bakeries form the backbone of the scene. Little specialty markets offer a place to pick up groceries. Acme Markets is less than 3 miles south for a larger supermarket.

U.S. Route 6 is the town's main thoroughfare

Due to Mahopac’s location between the Connecticut border and Hudson Valley towns, it can be slightly isolated in terms of getting around. “There isn’t much in the way of public transportation around here,” says Iglesias. “It’s not incredibly easy to commute in and out of.” The main thoroughfare is Route 6, which runs north-south through the center of town, splitting it nearly in half. Smaller streets for homes branch off from there.

Crime has remained flat

In Putnam County, property crimes vastly outweigh violent crimes, according to a 2022 report from New York state. The change in both was marginal compared to the previous year.
