Close to Malden’s revitalized downtown area and U.S. Route 1, the North Faulkner neighborhood offers a variety of housing options for renters and homeowners alike in a convenient location north of Boston. “We’ve got multiple ways to access Boston,” says Kristin Gennetti, a Realtor and team leader with the Kristin Gennetti Group, part of Century 21 North East. “And there’s lots of public transit.” Indeed, two train lines serve Malden and major highways are close by. In addition to convenience and transportation choices, the neighborhood offers a fast-moving housing market of older homes and condos, nearby green spaces, a bike trail and a diverse school district.
A mix of renters and homeowners in a fast-moving market
North Faulkner is split almost evenly between renters and homeowners. Single-family homes are typically older: the median build year in the neighborhood is 1920, and these older homes show varied styles. Common designs include Colonial Revival, Craftsman and Victorian homes. Lots typically have small yards, and sidewalks line streets. Moderately sized and well-spaced trees create an expansive feeling with pockets of shade. Prices for single-family homes largely range from about $550,000 to $900,000, though fixer-uppers can be a bit more affordable. Condos cluster in the neighborhood’s southwest corner and run from $295,000 to $555,000. The market moves fast, with homes spending an average of 24 days before selling, almost twice as fast as the national average.

At the corner of Lebanon Street and Salem Street, just east of the neighborhood, lies a pocket of restaurants. Franny’s is an old-school diner serving classic American fare. P & C Market & Caribbean Cuisine serves island dishes, while Regal Mexican Grill serves Mexican American food. The intersection is also home to shops, a fitness studio and art gallery. For more choices, residents can head into Malden’s updated downtown area, perhaps grabbing a bite at the popular All Seasons Table. “All Seasons kind of put us on the map,” Gennetti says. “It’s higher end Asian food with excellent sushi. Once that came in, it kind of spurred belief in redeveloping the downtown.” The Maplewood Meat Market is a neighborhood butcher, and the nearest major grocery store is Stop & Shop, under 2 miles away.

Residents get in on the action with summer music and Halloween
Malden is home to a summer concert series, hosted at the high school. There’s also Porch Fest, a whole slew of performances hosted by residents across the city. The 2025 Porch Fest happens May 31 and even has a few hosts in the neighborhood. Halloween is a big deal here, with Bainbridge Street regularly ranking among the top trick-or-treat destinations in the area, according to Gennetti.
Malden schools offer unique pipeline for diverse student body
Young students aged 3 through 5 can attend Malden’s Early Learning Center before joining Salemwood School, which serves grades kindergarten through 8 and earns a B-minus from Niche. Malden High School earns a B-plus and offers Advanced Placements courses among its curricula. Niche also rates Malden High School, and the district as a whole, as the most diverse in all of Massachusetts.

Hiking, skating and more at several nearby parks
Roosevelt Park provides residents with a neighborhood green space with athletic fields, basketball courts and a playground next to Salemwood School. Tartikoff Park, just across Eastern Avenue, is home to Malden’s skatepark. For hiking and scenic views of Boston, locals can head to Waitts Mount, a historic park that doubles as the tallest point in Malden. North of the neighborhood, Pine Banks Park provides acres of trails, wooded areas and athletic fields. The 107-acre park is run by both Malden and Melrose, the community to the north.

Major thoroughfares and public transportation
Boston is about 8 miles south. Residents can access Interstate 93 no more than about 4 miles west, and U.S. Route 1, about 2 miles east. Buses run along Salem and Lebanon streets, and the Haverhill and Orange line trains stop at Malden Center Transit Station, under 2 miles from the neighborhood. Logan International Airport is about 9 miles south. CHA Everett Hospital is 3 miles south. The Northern Strand Bike Trail runs just south of the neighborhood. “You can bike to the ocean if you want,” Gennetti says. “It goes pretty far, and they expanded it not long ago.”
