Suffolk Square is close to downtown stores and restaurants
Suffolk Square is a neighborhood near downtown Malden, a community in the Boston area. “I think the draw here is that we’re just a few miles north of Boston,” says Kristin Gennetti, a Realtor and team leader with the Kristin Gennetti Group, part of Century 21 North East. Convenience is a primary draw here, with access to downtown Malden’s revitalized shops and restaurants, and the greater Boston area thanks to a range of transportation options. “A big part of the appeal here is the proximity to the developing downtown and the ability to walk to so many things,” Gennetti says. In part due to that convenience, the housing market tends to have low inventory and rising appreciation.
A mix of styles and home types in an appreciating market
Housing in Suffolk Square is a mix of varied options. The neighborhood is majority renters by population, and the remaining properties are a mix of single-family homes and condos. The latter cost from $305,000 to $500,000, while single-family homes can range in price from $513,000 to $840,000. “Suffolk Square has come up a bit in pricing,” Gennetti says. “Because it’s somewhat close to downtown Malden, I’m starting to see homes really appreciate there.” The market moves fast, which keeps inventory low; on average, homes are listed only 19 days. Styles include Craftsman, Colonial Revival, and some ranch-style homes, such as those along Sammet and Suffolk streets. Several multi-family units have sold recently, too. “We just had a multi-family that went for $1.2 million,” Gennetti says.

Cuisine from across the globe is close at hand
Locals here have lots of options for dining, with a wide range of cuisine served at restaurants throughout the area. Addis Café serves Ethiopian cuisine while Crying Thaiger Rustic Thai Kitchen plates authentic Thai food. “The owners just opened another spot, the Thaiger’s Den, too,” Gennetti says. Brasil on Ferry offers Brazilian specialties and pasta-lovers can check out Maria’s Gourmet Pasta. A Stop & Shop grocery store is just west of the neighborhood, about 2 miles from the farthest homes. Several strip malls line the edges of the neighborhood, including Broadway Plaza and Route 60 Plaza.
Crying Thaiger is a great spot for a quick lunch or tasty dinner in the Suffolk Square neighborhood.

Feast of St. Rocco among Malden’s long-running events
Malden hosts several community-wide events. The Feast of St. Rocco’s is a long-running event each August with live music and processions in the evenings and vendors. The Feast celebrates its 95th year in 2025. There’s also a Halloween in downtown Malden in which local businesses participate. “We get hundreds and hundreds and hundreds of kids,” Gennetti says.
Malden Public Schools serve diverse students of all ages
Malden Public Schools earns a B from Niche and is rated as the most diverse district in Massachusetts. Students ages 3 to 5 can attend the Malden Early Learning Center, which doesn’t have a Niche score. Ferryway School is the closest to Suffolk Square and serves kindergarten through eighth grade. It scores a B-minus. Malden High School scores a B-plus. Malden High students can enroll in a wide range of curriculum options, including Advanced Placement courses.
Malden High School has an overall grade of B+ on Niche.
The Ferryway School serves students in grades K-8.

Tartikoff Park among options for getting outdoors
Residents can head to Newman Park, next to Ferryway School, for shady atmosphere and sports courts and fields, or cross the neighborhood to Lincoln Commons for more green space with a playground. Tartikoff Park, near Suffolk Square’s northeast corner, is home to the Malden Skate Park as well as shady space to chat with friends or watch the skaters pull tricks. For a hike with city and ocean views, residents can head about 2 miles northwest to Pinnacle Rock Trailhead.
Tartikoff Park has paved paths throughout for exercising or just going for a stroll in Suffolk Square.
People love going for strolls around Newman Park and enjoy it's wide sidewalks.

Major highways and public transit choices
Suffolk Square residents have lots of choices for getting around. U.S. Route 1 is just past the neighborhood’s eastern border, and Interstate 93 is less than 5 miles west. Buses run along Ferry Street and Eastern Avenue, and Malden is served by trains on the Orange Line and Haverhill Line. Boston is 7 miles south using Interstate 93 and Logan International Airport just over 7 miles away. CHA Everett Hospital is about 2 miles away. The Northern Strand Bike Trail runs north of the neighborhood, connecting several of the surrounding communities.
