Convenience and a competitive market in Upper Highlands
Residents of the Upper Highlands neighborhood in Malden, Massachusetts, need only climb the trail to Boston Viewpoint - Boojum Rock to catch a glimpse of the city’s skyline about 8 miles south. It’s a quick trip down Interstate 93 for commuting to Boston, but Malden itself has plenty to offer as well. “A lot of Malden’s neighborhoods are walkable,” says Kristin Gennetti, a Realtor and team leader with the Kristin Gennetti Group, part of Century 21 North East. “Schools, bus lines, stores; there’s a lot of convenience.” The neighborhood has access to two of the area’s large green spaces, a diverse school district and a wide range of housing styles in a competitive, fast-moving market.
Varied styles and wide price range in a tight, fast paced market
Homes in this area sell quickly, spending an average of only 12 days on the market, almost four times faster than the national average. “As a whole, our inventory in Malden is just low,” Gennetti says. Prices for single-family homes, which include styles such as Colonial Revivals, Victorians, Cape Cods, and ranch homes, can range from $560,000 for smaller homes or fixer uppers, all the way to $1.2 million. Most homes are older, with a median build year of 1925, but some newer custom builds can be found as well. Driveways and detached garages are common. Rolling hills, curved streets and a few cul-de-sacs create a cozy atmosphere in some areas, while other pockets feel spacious, with wide sidewalks and plenty of open sky. Condos line parts of Summer Street and can cost between $265,000 and $525,000.

Unique school pipeline structure in a diverse district
Malden Public Schools has a unique school pipeline. Children ages 3 to 5 can attend Malden’s Early Learning Center before entering any number of schools who serve kindergarten through 8th grade. Beebe School, which earns a B-minus from Niche, is the closest such school to Upper Highlands. Malden High School earns a B-plus and offers a robust curriculum that includes Advance Placement courses. Diversity is an important part of the school fabric here; Niche rates Malden Public Schools as the most diverse district in all of Massachusetts.

Thousands of acres of nearby parks and natural areas
Just north of the neighborhood is a massive green space. The Middlesex Fells Reservation is almost 2,600 acres, with a large pond and plentiful hiking trails. Trailheads close to Upper Highlands include the MIT Geodetic Observatory, Pinnacle Rock and the Boston Viewpoint. Pine Banks Park has more trails, plus sports courts and fields. Locals can also visit Fellsmere Park to walk trails through woods and meadow, or watch the fountain erupt in the pond. Amerige Field has pickleball, tennis and basketball courts, a baseball diamond and soccer fields.

Downtown Malden offers plenty of choices for diverse dining
For dining options from across the culinary spectrum, residents need only head into downtown Malden, a little over a mile away. Among Mystic Station is a long-time staple of the area, with upscale American fare. Thaiger Den serves Thai cuisine while Faces Brewing pours pints and serves pizza, burgers and other classics. Ramen, seafood, Pho and burritos can be found as well among the dozen-plus eateries in the revitalized downtown area. Malden has grocery stores specializing in Asian, Indian and Middle Eastern ingredients, as well as a Stop & Shop, which is under 2 miles away.

Public transit and Interstate 93 make getting around easy
Malden offers significant public transit infrastructure to its residents. “There’s two train lines running, and lots of bus lines,” Gennetti says. The Oak Grove Transit Station is under a mile from Upper Highlands, and buses stop on Highland Avenue, Clinton Street and Summer Street. Residents can hop on Interstate 93, no more than 3 miles away. Logan International Airport is about 10 miles southeast. MelroseWakefield Hospital is about 3 miles away.
City events throughout the year
Malden is home to several significant annual events, such as the Feast of St. Rocco, an August weekend full of music, processions and vendors. “We also have a summer concert series in downtown,” Gennetti says. Music runs at the high school courtyard from 6-8 pm on those nights. The city also hosts Halloween and Independence Day celebrations.
