New York City is known for its busy streets and fast-paced lifestyle and Newark has a similar atmosphere. So when residents of these major cities want space to breathe without giving up their jobs, they move to places like Clarks Mills in Manalapan Township. “You spend less for bigger homes here,” says Gail Szeluga, a Realtor with Coldwell Banker who has sold homes in the area for over 20 years. “There’s more space and more colonial homes.” While most people seek bigger properties, many choose Clarks Mills for the school district. Education is held in high regard here, and it shows in the schools’ high Niche ratings.
Colonial homes are most common in Clarks Mills featuring two stories, symmetrical layout, brick or vinyl siding, and center hall floor plans.

Top-rated schools in Manalapan-Englishtown School District
Clarks Mills is in the Manalapan-Englishtown School District, which gets a B from Niche. Some kids are zoned for Milford Brook Elementary, while others are zoned for Clark Mills. Both schools feed into Manalapan-Englishtown Middle School, and students later transfer to Manalapan High School. All four schools earn A-minus ratings from Niche. “We’re part of the Monmouth County Vocational School District, which has many magnet programs,” says JoAnna Siminerio, an experienced Realtor with Coldwell Banker and Szeluga’s business partner. Biotechnology High School is the nearest public vocational school, and students who apply are assessed based on their GPAs and admission exam scores.
After eighth grade, students typically attend high school at Manalapan High School.
Biotechnology High School offers a rigorous college preparatory curriculum with an emphasis on laboratory science, research, mathematics, and technology.

Spacious single-family homes and new townhouses in Manalapan Grove
Most homes have split-level or Colonial Revival designs, with large yards and long paved driveways, and often sell for around $820,000 to $1.4 million. Smaller homes that sell for about $278,000 to $550,000 are usually bungalows or ranch-style properties. New townhouses with new traditional designs fill Manalapan Grove, and more are still being built. Existing units have sold for $608,000 to $705,000. New residents may not know how close Clarks Mills is to the Old Bridge Township Raceway Park. While the track isn't as busy as it used to be, residents occasionally hear activity during swap meets and races. “Once in a blue moon, you can hear the noise,” Szeluga says. And Siminerio says it's a rite of passage for the area. "It’s a hum in the background,” she says.
Many ranch homes are found in Clarks Mills, which are ideal for older homeowners, or those seeking single-level living.

Clarks Mills residents use Route 9 for commuting
Many residents live in Clarks Mills but commute outside Manalapan Township for work. U.S. Route 9 leads about 36 miles north to Newark and the Newark Liberty International Airport. It also connects to Interstate 95, extending to New York City. A drive to Newark takes 40 minutes with light traffic, while Manhattan is closer to an hour away. Closer to home, the CentraState Medical Center is the nearest hospital. Clarks Mills’ CAP Index Crime Score is 1 out of 10, the lowest possible score and less than the national average of 4.
Manalapan Recreation Center is the community epicenter for activity
Despite the name, the Manalapan Recreation Center is a large park with nine baseball fields, open fields for soccer and field hockey, and paved tennis courts. “There’s always something going on there,” Szeluga says. “There are firework nights, concerts and movie nights at the Rec Center.” The biggest event, second to the Battle of Monmouth Reenactment, is Manalapan Day. Every June, residents flock to the park to pick up food from vendors, enjoy live music and catch the evening fireworks show.
Monmouth Battlefield State Park is in the southern half of Manalapan Township, with 25 miles of trails that wind past historic points from the Revolutionary War Battle at Monmouth. Even when the weather is below freezing, people get their steps in at the park. The Monmouth County Library Headquarters is in the township, and the location always has a full schedule of free events. The Community Refuge Church is the only place of worship in Clarks Mills, but the Congregation Bnai Israel – Manalapan and the Buddhist temple, The Universal Peace Pagoda, are nearby.

Weekends at Englishtown Auction Sales
Every weekend, Clarks Mills’ Englishtown Auction Sales hosts an open-air flea market that fills with local vendors and shoppers. “The flea market is very popular and very old,” Szeluga says. “There are permanent vendors, but people like you and me can clean out our homes and rent a table to sell items. People go early to get the best stuff.” Mainbrook Tavern is attached to the auction house, where the menu features pizzas and burgers that pair with the tavern’s selection of beer and wine. Manalapan Luncheonette fills with customers every morning who catch up over breakfast before heading to work. Netcost Market is the nearest grocery store, but some residents drive a few minutes farther down Route 9 to Wegmans.
Mainbrook Tavern is a casual and laid-back place to grab a drink, relax between shopping spree rounds, and connect with fellow treasure hunters.
Founded in 1929, the Englishtown Auction Farmers & Flea Market has grown into one of New Jersey’s largest year‑round weekend bazaars, now featuring over 300 vendors across five indoor buildings and expansive outdoor lots.
