Monmouth Heights at Manalapan is a neighborhood within Manalapan Township, an area sought after for its diversity, highly rated schools and access to U.S. Route 9. Monmouth Heights features single-family home subdivisions, but no matter where residents live in the area, there are restaurants, places of worship and outdoor experiences close by. Alan Kurlander is a Realtor, global luxury expert and team lead of The Alan Kurlander Group with Coldwell Banker. Kurlander moved to Manalapan in 1980 and has seen the area grow with new residents moving down from busy New York to homes like those in Monmouth Heights at Manalapan. “It was the first generation of housing in Manalapan," Kurlander says. "It got really crazy in the mid-70s and 80s. The builders who came out would pick the best spots. The homes were great for commuting, close to the shore. And then, you’d get a decent-sized house.” People continue to move down to Monmouth Heights and Manalapan as a whole, a sign the area’s amenities are still in high demand.
Single-family homes under the Monmouth Heights HOA
The community’s ranch-style and split-level homes usually range from $600,000 to $995,000, and many have three to four bedrooms. Five-bedroom homes in the Tepehemus Estates subdivision, though, have sold for around $1.2 million due to their size. Long paved driveways run from attached garages to the narrow sidewalks lining the streets. The community has some trees that dot front yards, but they usually shade in-ground pools in backyards. Most residents pay homeowners association fees, except for anyone in the Tepehemus Estates subdivision. The HOA fee for Monmouth Heights gives residents access to the Monmouth Heights Swim Club, which features a snack bar, basketball court, playground and pool.
Walking kids to Lafayette Mills School
Education is important for many residents across the township, so much so that many homeowners live in Manalapan for the schools. The John I. Dawes Early Learning Center offers prekindergarten through kindergarten classes and earns a B from Niche. Lafayette Mills School is in Monmouth Heights, so parents might walk their kids to school in the morning. Students at Manalapan-Englishtown Middle School often transfer to Manalapan High School. All three schools get A-minus ratings from Niche. Kids might apply to attend nearby Freehold’s High Technology High, a vocational school that earns an A-plus.
Commuters use Route 9 every day
COVID caused many workers to complete their jobs remotely, and some residents who moved from New York kept their remote jobs and still moved to areas like Monmouth Heights. Kurlander says some residents commute north two or three days a week and work remotely otherwise. NJ Transit buses make stops along Route 9, though most commuters drive around 34 miles to Newark or the Newark Liberty International Airport. Using the Interstate 95 toll road makes the trip about 50 minutes long. The drive to New York City is closer to 46 miles, which takes over an hour with light traffic. CentraState Medical Center is the nearest hospital, about 6 miles south near the Freehold Raceway Mall. Monmouth Heights at Manalapan has a 2 out of 10 CAP Index Crime Score, lower than the national average of 4.
Diverse dining down Route 9
Kurlander highlights how Manalapan Township has an array of restaurants and stores along Route 9. “I don’t want to single one out because there are so many great, world-class restaurants in our area," Kurlander says. "And more and more are opening up every day. We have every type of food humanly possible here.” While there are chain restaurants, family-owned businesses outshine their neighbors. Ruocco's is an Italian dinner spot that has a bring-your-own-bottle policy, while Mom’s Golden Griddle across the street is a destination for home-style dishes served for breakfast to dinner. Some residents order takeout from Bangkok Bistro Thai Eatery or Fred and Murry's Kosher Delicatessen. The Manalapan EpiCentre has a Wegmans grocery store, Target and Marshalls.
Exploring Opatut Park or making a trip to larger parks nearby
Opatut Park is nearest to Monmouth Heights, featuring soccer fields, football fields, two playgrounds and a paved walking trail that winds around the parking lots. The Monmouth County Library Headquarters is a short drive from home, and the library always keeps a full schedule of free community events, from movie screenings to craft groups. “We have the Monmouth Battlefield State Park and the fabulous Manalapan Recreation Center,” Kurlander says. “It’s a great town for sports. They have leagues for everything, from soccer to baseball, you name it. If you want to go to the beach, we’re 25 to 30 minutes from the beach. And if you want to go to a show in the city, we’re an hour from the city.” Manalapan Day is the biggest annual event, held at the Manalapan Recreation Center park. Every June, residents gather at the park to see live performances, shop local vendors and catch fireworks at the end of the night.
