South Manassas stretches across the heart of Prince William County, where residential subdivisions with leafy streets and quiet cul-de-sacs are woven into the woods. It maintains a suburban atmosphere in a commuter-friendly area outside of Washington , less than 40 miles away. “The area itself is mid-county, so it’s a perfect location for getting commuters to 95 within 15 to 20 minutes, or to 66—you have your choice,” says Jennifer Kloppman, a Realtor with Weichert, Realtors who has over a decade of experience in real estate. While Interstates 95 and 66 connect commuters to the capital, South Manassas slows things down with traditional homes spread across lush lots. “In a lot of the community, you can get one-acre living, so you get more house and more bang for your buck,” Kloppman says.

Housing styles, lot sizes and price points vary across subdivisions

Subdivisions showcase a variety of housing styles. Established communities feature classic Colonial Revival, split-level, bi-level and ranch-style homes, while newer subdivisions tend to favor New Traditional builds with colonial influences. Custom-built properties and private retreats are also scattered throughout South Manassas. Just like architectural styles vary across subdivisions, so do lot sizes. The median lot size is roughly one acre, but residents live on parcels ranging from a quarter-acre to several acres.

Prices shift alongside housing and lot sizes. The median sale price for single-family homes hovers just below $800,000, and properties sell after an average of about one month on the market. Some communities have HOAs with monthly fees that cover shared amenities or neighborhood upkeep, and Kloppman notes that certain subdivisions include recreational features that attract homebuyers. “There are certainly neighborhoods that people really seek out. Meadowbrook Woods has like 1,000 homes in that community, and that has its own little clubhouse and swim club,” she says. South Manassas has an overall CAP Index Crime Score is 1 out of 10, the lowest possible score and well below the national average of 4.

Prince William County Public Schools includes a four-year arts program

Residents live in the Prince William County Public Schools district, which earns an overall grade of A-minus from Niche and has an average student-to-teacher ratio of 15-to-1. School pathways vary across South Manassas depending on address, though one likely route for many residents includes the A-minus-rated Thurgood Marshall Elementary School, B-plus-rated Louise A. Benton Middle School and A-rated Charles J. Colgan Senior High School. Students from across the district can apply to the high school’s Center for the Fine and Performing Arts, a magnet program offering concentration areas in dance, instrumental music, vocal music, music technology, theater, creative writing and visual arts.

Multiple commuter routes connect South Manassas to D.C.

South Manassas is a heavily car-dependent area where state Route 234 and Prince William Parkway serve as the main roads. Commuters can take I-95 or I-66 through Northern Virginia toward the capital. “It’s 35 to 45 minutes without traffic. You can pay and get on the Express Lanes,” Kloppman says. Those looking to avoid rush-hour congestion can head to Old Town Manassas Station, where Virginia Railway Express offers commuter rail service into Washington. The train connects riders to Union Station in just over an hour. Commuter lots are also close to South Manassas, and residents are within reach of Quantico and Fort Belvoir . Dulles International Airport is about 25 miles away, and Sentara Northern Virginia Medical Center is less than 15 miles away.

Communities offer recreational amenities alongside nearby green spaces

Some subdivisions have recreational amenities such as community pools, playgrounds and sports courts. Residents are also close to several public green spaces. A favorite is George Hellwig Memorial Park, which includes athletic facilities, a playground and a shaded nature trail. The park also features Dr. Richard Tami Miracle Field, an ADA-accessible ball field where the county’s Miracle League hosts spring baseball games for youth and adults with mental and physical disabilities. A paved path runs alongside state Route 234, connecting cyclists, walkers and bikers to the Liberia Avenue commercial corridor in the city of Manassas . The Occoquan Reservoir and Potomac River are nearby for boating, paddling, and fishing. Spots like the PWCS Aquatics Center, Waterworks Waterpark and Old Hickory Golf Club round out the area’s recreational offerings.

Though South Manassas is primarily residential, a couple of shopping plazas line its southern edge. Woodbine Shopping Center includes Food Lion, Ace Hardware and fast-casual spots like Subway, Dunkin’ and Domino’s. Tony’s Pizza is a local favorite, known for its New York-style pies and Italian subs. More small businesses can be found in nearby Old Town Manassas , and residents are about 10 miles from Potomac Mills, Virginia’s largest outlet mall. Houses of worship include Sacred Heart Roman Catholic Church, which also hosts seasonal festivities such as trunk-or-treat for the community.
