A mixture of residential homes and commercial sites near the airport
Located between the Manchester-Boston Regional Airport and the Merrimack River, Goffes Falls is a semi-residential neighborhood with a few industrial sites along Brown Avenue. "Honestly, I think it’s a great area. I went to elementary school at Highland-Goffe's Falls, and you can tell there's a strong community of neighbors there,” says Kyle Waszeciak, a Realtor with Realty One Group Next Level who grew up in the area. “Some people might be deterred because it's close to the airport, but it's better than being right in the city because it’s more private.” The Mall of New Hampshire and dozens of chain restaurants are close by for evenings and weekends out. Goffes Falls stretches south into Litchfield, where properties are larger and more secluded by forests. Across the river is the Everett Turnpike, which takes commuters north to Concord, south to Nashua and beyond the Massachusetts border into Boston.
Varying New England homes on the north and south side of town
Housing on the north end of Goffes Falls consists of a mix of New England builds. Between $350,000 and $500,000, there are ranch-style homes and Cape Cods with one-car garages and modest-sized yards. Larger split-levels and flat-faced Colonial-inspired houses often come with two-car garages and more spacious backyards. These often cost between $500,000 and $700,000. “Houses move quickly in Southeast Manchester because it's a desirable area, especially for families,” Waszeciak says. “There aren't many houses available, so you have to move fast. Buyers will often look at houses on the weekend and decide by the beginning of the next week if they want it." On the south side of the neighborhood, closer to Litchfield, modern traditional homes can begin around $450,000 and stretch up to about $600,000.

Nearby stores and restaurants at South Willow Plaza
The Airport Diner near the terminal is a traditional 1950s style diner with classic favorites like tuna melts, frappes, country fried steak and homemade pies. Down the road is Rounders Sports Bar and Grill, which has several TVs for watching the big game and features a Greek and Lebanese menu. Simon Pizza & Roast Beef is a hole-in-the-wall pizza joint with steak and cheese sandwiches and fries. South Willow Plaza, east of most area homes, is a massive shopping center with dozens of chain stores and a few car dealerships. It is also home to the Mall of New Hampshire and familiar chains like Walmart, Hannaford and Aldi.

Getting outside to fish, bike and play in Goffes Falls
There are plenty of places in and around Goffes Falls to enjoy an active or outdoor lifestyle. The Londonderry Rail Trail is popular for walking and biking. “Merrimack River and Pine Island Pond are good for fishing. Sometimes the pond has a rope swing—it's not a casual swim spot, but rather for those adrenaline junkies who like to jump out of a tree," Waszeciak says. "You've also got Litchfield and Mel's Funway Park nearby. They have go-karts, mini-golf, and they're open until the end of fall. They even do stuff for Halloween—it's pretty cool." RelAxe Throwing may sound like “relax,” but it’s a popular spot to blow off steam, throw some axes and hang out with friends. Equestrians of all ages can head to Lucky 7 Stables to take horse riding lessons or go on guided rides. "Some people go to The Lookout on Harvey Road to park and watch sunsets and airplanes,” Waszeciak says.

Merrimack River views and possible flood insurance for homes
Because of its proximity to the Merrimack River, the area may experience standing water or creek overflow during times of heavy rainfall. Some lenders may require the purchase of flood insurance.
Manchester area public schools in Goffes Falls
Students living closer to downtown may begin at Highland Goffe's Falls Elementary School and then head to Southside Middle School. Both schools are graded a C-minus on Niche. In 2022, Highland was recognized as the Elementary School of Excellence in education for New Hampshire. Those living on the south side of the neighborhood beyond the airport may first attend Green Acres School, which earns a C, and then Henry J. McLaughlin Middle School, which is graded a C-minus. All students would then attend Manchester Memorial High School, which scores a C-plus.
Local and regional airlines operate out of Manchester-Boston Airport near Goffe Falls.
Commutes down to Boston or up to Concord
Not only is Goffes Falls close to the airport, but it’s also near most major Manchester thoroughfares, such as I-93, I-293 and Route 3. "Getting downtown isn't too bad—it's probably 10-15 minutes away," Waszeciak says. "Goffes Falls is great for commuting if you're taking highways; you can hop right on I-93." The north side of Goffes Falls is a commercial area centered around the airport. Manchester-Boston Regional Airport is less than 2 miles from most homes, so it can be noisy for some homeowners. Homes on the south side of town are also common options for commuters who work in Boston, which is about 52 miles south. They can also head about 18 miles north to Concord which, during times of low traffic, can be reached in about 25 minutes.
