Manchester Township features proximity to urban centers
Like Springettsbury Township to the east, Manchester Township sits on the northern edge of York, but with fewer farms and more subdivisions. “It’s more of a residential area than Springettsbury Township," says Robert Argento, a Realtor with Berkshire Hathaway HomeServices Homesale Realty who has been selling in the area for over three decades. "There’s business and industry along U.S. 30, which runs right below the area. Home values hold pretty well, as they do in York as a whole. People like the area because it gives you that small-town feel, but the way you’re situated, you can be on the beach in three hours and Baltimore’s Inner Harbor in less than an hour.”Adam McCallister, Realtor with eXp and lifelong York County resident, notes that the community attracts a bevy of people, from those just looking for a quiet place to come home to after work to social butterflies seeking a community of their own. “The neighborhood has people who regularly hang out and say ‘hi’ to each other and people who have said ‘hi’ to their neighbors three times in the past 30 years.”

Spacious homes near a park and a country club
Manchester Township can be broken up into a series of subdivisions encircling Cousler Park, plus some new developments north of the Out Door Country Club. Although the bulk of the neighborhood’s homes are Colonial Revival, New Traditional and ranch-style houses, buyers will also find a slew of bungalows, Cape Cods, split-levels, raised ranch-style homes and various single-story dwellings. Construction dates back to the 1910s, with homes built as early as the 2020s. Houses have a median square footage of 2,500, well above the national average of about 1,900.Although the median home price during the year 2024 was about $350,000, prices start around $150,000 for a smaller build, such as a national-style home or a bungalow. Higher-end houses, such as mansions with 5,000 square feet of interior space, cost up to $750,000. Additionally, the neighborhood features a few townhouse communities, such as Peacefields and Woodmont Estates, where prices typically fall between $150,000 and $250,000. The neighborhood has a CAP Index Crime Score of 2 out of 10, below the national average of 4.

An Atlantic region hub close to Baltimore and Philadelphia
Interstate 83 rolls by to the east, within a 4-mile drive of most homes. The highway runs 20 miles north to Harrisburg and 60 miles south to Baltimore. U.S. Route 30 sits on the neighborhood's south end and heads 25 miles east to Lancaster. Philadelphia is another 70 miles east. A few Rabbit Transit buses pass by just to the neighborhood's south, such as route 2N, which goes to Downtown York. However, residents tend to prefer driving. “York is a hub for everything here in the Atlantic region,” McCallister says. “You’re an hour north of Baltimore and can take the train and be in New York City in a few hours. Major international airports like Baltimore Washington International are only an hour away.” UPMC Memorial Hospital is just south of the neighborhood.
Running around Cousler Park and playing golf at Out Door Country Club
Cousler Park serves as the neighborhood’s biggest green space. “It’s an extremely large public park run by the local government. It has huge ballfields, soccer fields and a walking track,” McCallister says. “Throughout the year, there’s a lot of events where different nonprofits set up for festivals and events. On the weekends, kids’ sports events go on there.” Located only a mile and a half north, Out Door Country Club has been in operation since 1892, inviting members to enjoy 18 holes of golf or play a game of tennis on one of four courts. Members of all ages can join the club’s swim team and race other country clubs in the area. Other green spaces are tucked away inside subdivisions, including Stillmeadow Park, which offers a paved, tree-lined trail looping around a creek. Mill Creek Park lies northwest of the neighborhood and features a multi-level playground, two shelters and an open field.

Close to the shops of U.S. 30 and the York Galleria
Shopping plazas line U.S. Route 30, also known as Loucks Road. Businesses include grocery stores such as Aldi and Weis Markets; stores with products for pets and livestock such as PetSmart and Tractor Supply Co.; and retailers like Old Navy. The area also features a few local restaurants and chains like Friendly's. El Rodeo invites patrons to enjoy fajitas, tamales and cuisine from south of the border, which they can wash down with a jumbo margarita. The York Galleria, a two-story indoor mall, is about a 5-mile drive east down U.S. 30. On top of dozens of boutiques and restaurants, the mall is home to the Hollywood Casino York. Whitecomb’s Farm Market at the intersection of Roosevelt Avenue and Church Road provides locally grown produce and baked goods, along with seasonal plants, prepared meals and hot lunches.

Central York High provides students with job shadowing and internships
Roundtown Elementary serves kindergarten through third graders and receives a B-plus from Niche. Students can attend Sinking Springs Elementary from fourth through sixth grade. The school gets a B from Niche, and so does Central York Middle. Central York High earns an A-minus and offers four career academies, including arts and humanities and health science and human services. In addition to taking specialized courses, students can participate in job shadowing and internships with local employers.
Roundtown Elementary School serves students from kindergarten through third grade.
Sinking Springs Elementary School hosts students from fourth to sixth grades.
Central York Middle School earns a B from Niche.
Central York High School gets an A minus from Niche, and helps students get ahead with internship and job shadowing opportunities.
