Northern plains lifestyle on the Missouri River

Named for the tribe that originally lived in the area, Mandan began as a cavalry fort and became a railroad town, then a hub for ranchers and farmers. Today, it's a growing city of 24,000 residents. Like its neighbor 5 miles east across the Missouri River, Bismarck, Mandan has seen about a 20% increase in population since 2010, bringing new economic opportunities and residential development. According to Darren Schmidt, Broker/Owner with Oaktree Realtors, the cities also share a common identity. "In many ways, Bismarck and Mandan are one and the same. It's a hard-working community that enjoys hunting, fishing and other recreational amenities along the Missouri River," he says.

While the capital city offers access to health care, government employment, and other amenities, property in Mandan is relatively cheaper for commuters. The smaller city is marketing its current local businesses and courting newcomers. Further, North Dakota's oldest state park is just to Mandan's south, providing recreation and education opportunities.

Homes from modest ranch-style to riverfront estates

Buyers can find anything from manufactured homes priced as low as $50,000 to luxury waterside estates priced at $1 million. Land and new construction are also easy to find. The median list price of homes in Mandan is $319,900, compared to the U.S. median of $406,000. In 2011, an oil boom helped create job opportunities which led to increased demand for housing, Schmidt says.

New Mandan High School opened in 2024

Mandan Public School District No. 1 is graded C overall by Niche. In the fall of 2024, the district opened the new Mandan High School, roughly double its predecessor's size, to accommodate increased enrollment.

Starion Sports Complex offers ice hockey, gymnastics and football

Recreational activities vary depending on the season as winters tend to be cold and snowy and summers relatively temperate with highs hovering around 80 degrees. The city has 17 neighborhood parks and two public golf courses. In the summer, residents can cool off at the Raging Rivers Waterpark or the Mandan Aquatic Center. Fort Abraham Lincoln State Park has hiking trails, campsites and fishing along the Missouri River. The Starion Sports Complex hosts ice hockey, gymnastics, football and track and field.

Diners can boat to locally-owned Paddle Trap or dine in igloos depending on weather

Main Street has several locally owned cafes, shops, and restaurants, and a Walmart is two miles away. Memorial Highway is full of stores that sell vehicles, farm machinery, boats, snowmobiles, and more. At The Paddle Trap, located on the Missouri River, boaters can pull up to the dock for a bite to eat in the summer. In winter, the restaurant continues outdoor dining by converting the space into heated igloos. More shopping and dining are available across the river in Bismarck.

Fort Abraham Lincoln State Park is the oldest state park in North Dakota

Mandan is home to the Abraham Lincoln State Park, which features historical exhibits depicting what life was like for the Mandan Native Americans and for early frontier people. Visitors and campers enjoy the park's sweeping views of the Missouri and Heart Rivers. Other attractions include the Mandan Historical Society Museum, the Dakota Zoo, the North Dakota Heritage Center, and the State Museum, 5 miles away in Bismarck.

Mandan celebrates its history and pride annually at its Independence Day Parade and Rodeo Days event. It features one of the world's oldest rodeos, an art festival, the state's longest parade and a marathon.

Interstate 94 and U.S. Route 83 make for easy commuting

Interstate 94 slices diagonally through the city and is the main route east and west, while U.S. Route 83 runs north and south. Bis-Man Transit provides public transportation for commutes to Bismarck. The Bismarck Municipal Airport is the closest larger airport, with direct flights to seven domestic destinations.

Crime

The crime rate in Mandan tends to stay fairly steady. “It’s a pretty safe community. Overall crime is pretty low and stays fairly consistent year over year with some fluctuation. We don’t generally have big rises in crime. Property crime tends to be more prevalent than violent crime,” Captain Patrick Haug of the Mandan Police Department says. According to a report from the North Dakota Attorney General's Office, reports of violent and property crimes increased from 2022 to 2023.
