Renowned for its timeless charm and architectural significance, Astor Row stands as a coveted enclave in Harlem where historic residences rarely grace the market. “It’s one of the most beautiful streets in New York City and Harlem,” says Leila Yusuf, a licensed real estate agent with Compass and area resident. “Those townhouses are rare homes in New York City. And the other thing that’s really beautiful about it is you can never demolish these houses at all.” Timing must be perfect when trying to grab one of the historic townhouses. “They are very special, but they don’t come up that often,” says Julia Boland, an agent at the Boland Group at Corcoran who has lived in the area for about 20 years. She adds that because townhouses make up such a small percentage of the housing stock in the city overall, they’re highly coveted. “These brick homes with porches are unlike any other in the city,” she says. One of the renovated residences sold in 2017 for $3.78 million. The other townhouses in the neighborhood typically range from $1.8 million to $2.5 million. 380 Lenox Avenue is a 12-story, red-brick building that was part of a wave of condos built in the greater Harlem area in the mid-2000s, and prices range from $995,000 to $1.25 million for a two-bedroom unit and $1.25 million to $1.8 million for a three-bedroom condo.

Swimming and summer concerts at Marcus Garvey Park

Astor Row sits just steps from cultural landmarks like the National Jazz Museum and the performance spaces at nearby Marcus Garvey Park, placing residents at the heart of one of the city’s richest arts corridors. The National Jazz Museum in Harlem organizes exhibits, school tours and events, all curated by Grammy-winning artistic directors Christian McBride and Jon Batiste, who led the band on "The Late Show with Stephen Colbert" from 2015 to 2022. “Additionally, the National Black Theater is about to reopen, and the Apollo Theater is undergoing renovations,” Boland says. “There’s so much happening culturally.” The 20-acre Marcus Garvey Park is another attraction. “Green space is also important to people here,” Boland adds. Visitors can take a dip in the swimming pool, see the historic Mount Morris Fire Watchtower or catch a summer concert at the Richard Rodger Amphitheater.

Shopping and dining along MLK Jr. Boulevard

Popular stores like Marshall's, Bath & Body Works and Staples line Dr. Martin Luther King Jr. Boulevard, less than half a mile from the neighborhood. “You’re super close to Red Rooster, which is a Marcus Samuelsson restaurant, and Sylvia’s, which is incredibly famous,” Boland says. Harlem’s Restaurant Row has even more exciting dining options:

  • Harlem Tavern, a neighborhood bar and beer garden
  • Double Dutch Espresso’s for hot coffees and iced drinks
  • Melba’s Restaurant, which serves southern fare in a retro setting
Additional necessities are found along 126th Street. “It has gone through a tremendous resurgence, with great grocery store options,” Boland adds.

Transit options on 125th Street

Residents of Astor Row enjoy a variety of convenient transportation options. Walking toward NYC Health + Hospitals/Harlem, locals pass MTA bus stops and a Citi Bike station along Malcolm X Boulevard, making it easy to choose between public transit or cycling. For subway commuters, the 2 and 3 trains are accessible at the 125th Street Station on Malcolm X and West 125th Street, providing fast service throughout Manhattan and Brooklyn. Alternatively, the Harlem-125th Street Metro-North Station offers quick rail connections, including a 13-minute express ride to Grand Central Terminal, placing all of Midtown within easy reach.
