Kips Bay, named after a Dutchman from the 1600s who operated farmland in the area, is a rare neighborhood where Manhattanites embrace their proximity to the water. Many condo and co-op buildings have views of the East River and the skylines of Brooklyn and Queens, and a waterfront path offers exercise for walkers and cyclists. With slightly lower prices than neighboring Gramercy Park, and immediate access to NYU Langone Medical Center, Kips Bay is a sensible place to live. “The greatest thing about being here is that you’re obviously in Manhattan, but it’s a little quieter,” says Risa Morley, a Kips Bay resident who’s been selling real estate for 10 years. “We’re really central, but we’re tucked away.”

Co-ops under $700,000 with East River view upgrades

Many prewar low-rises and several townhouses remain on the tree-lined side streets of Kips Bay. In the 1960s and ‘70s, high-rise development added substantial housing to the avenues – such as the Kips Bay Towers, designed by I.M. Pei. The Hendrix House, a 12-story condo tower at 25th Street and Second Avenue, will combine luxury amenities with a dedicated home office area inside every unit. Studio-sized co-ops in the neighborhood, often with extra alcoves, start at $500,000. One-bedrooms begin at $700,000, and large two-bedrooms go for $1.6 to $1.9 million. Condos range between $1 million and $4 million, and deliver views of the Midtown skyline or the East River.

A low-key food scene with pizza, margaritas and knishes

“I’ve lived in Kips Bay for 24 years, and the restaurant choices have raised the bar so much here,” Morley says. Mexico Lindo has been turning out fajitas and margaritas since 1972, and 2nd Ave Deli is a local institution for kosher noshes. Vezzo makes authentic thin-crust pizza, and Surreal Creamery is a favorite for over-the-top desserts. Dover Street Market is a destination for high-end clothing, and for groceries, there’s Trader Joe’s and Fairway Market. The AMC movie theater is also less crowded than the cineplexes one mile away in Union Square.

Local subway and interborough ferries

The 6 train is the only subway that’s within walking distance from Kips Bay. A few buses serve the area, and two ferry stops — at Stuyvesant Town Landing and 34th Street — take residents to Wall Street and over to Brooklyn and Queens. For $195, busy New Yorkers can helicopter from the 34th Street helipad to reach JFK or Newark airports in five minutes.

Compact parks and miles of riverfront

St. Vartan Park packs a ton of amenities — including a baseball and football field — into a compact space. Bellevue South Park has more playgrounds and basketball courts, and the pocket-sized Vincent F. Albano, Jr. Playground gives kids another spot to run and climb. Madison Square Park, a 10-minute walk from the center of Kips Bay, has room to stroll, although it’s more convenient to walk or bike on the East River Greenway.

Limited public schools and an outstanding IB program

Kips Bay has two public options for preschool through fifth grade: P.S. 116 Mary Lindley Murray and P.S. 281 The River School, both with A grades from Niche. The private United Nations International School offers an International Baccalaureate education for preschool through 12th grade, and Baruch and NYU’s dentistry school bring college students to the area.

After living in this area for about two years now I have fallen in love with the kips Bay Area more so than when I first moved during the heigh of the Covid 19 pandemic. There of course is a lot of gentrification that I don't like seeing by ways of tearing down all mom and pop shops and the rich kids and adults come to take over apartments that were priced reasonably for other people in the high rises across the street. I never feel unsafe in this neighborhood but do in my apartment because of some of the conservative mindsets of others and tactics they try to use. There is always some form of entertainment that could be had whether it's going to the theatre a few blocks up or heading out to target to pick up a few quick items. The trains are super close by and the bus is as well even if the mta has its moment of tardiness. Nothing is far outta reach either and since I'm a walker it's only a 30 min walk to the west side and if you're feeling super lazy then a taxi is going 15.

I love this neighborhood. Excellent affordability/ quality of life ratio. Area west to the 3rd avenue is very safe and full of nightlife and dining options. East to 2nd Ave is mostly hospitals snd NYU research centers, not that nice at night but still safe. Plenty of new developments along 23rd street and 3rd ave.
