Park access, convenient transportation links and relative affordability attract New Yorkers to Manhattan Valley, a compact neighborhood between the Upper West Side and Morningside Heights. Compared to those areas, “there’s more value in Manhattan Valley; you can get more for your money,” says Rebecca Gotlieb, the co-founder of Digs Realty Group, who has been working in the neighborhood—also known as Bloomingdale—for five years. Central Park is Manhattan Valley’s backyard, and Riverside and Morningside parks are nearby. A diverse community makes its home in Manhattan Valley, including locals and students and faculty from Columbia University, just to the north.

Relative affordability for Manhattan homebuyers north of 96th
Manhattan Valley is a less expensive alternative to the Upper West Side, but offers many of the same amenities as its southern neighbor. “You can buy in a Central Park West co-op building, facing the park, for a steep discount compared to properties south of 96th Street,” says Gotlieb. Co-ops and condos in the neighborhood—often in prewar, brick buildings—range from around $425,000 to about $1.5 million, with high-floor units with better views selling for closer to $2 million. New, boutique condo developments include Fifteen, a 22-story tower with 21 units on West 96th Street, and The Rockwell, a 13-story building set to bring 81 units to West 103rd Street in 2024. Typically, condos in the neighborhood range from about $1 million to $3.5 million. Historic townhouses line a two-block stretch of Manhattan Avenue, from West 105th Street to West 106th Street, and sell for around $5 million. “The streets aren’t as wide there, so it’s a little quieter,” Gotlieb said. The Frederick Douglass Houses, a public housing development, is adjacent to these homes.

Eateries along Broadway and Amsterdam Avenue
Manhattan Valley has a large number of bars and restaurants, many clustered along Broadway, including Silver Moon Bakery and Absolute Bagels, both of which often have lines out their doors. The stretch of Amsterdam Avenue between West 106th and West 110th streets is lined with watering holes for Columbia students. The main grocery stores are West Side Market and the Asian grocer H Mart, both on Broadway on opposite sides of West 110th Street, and a Whole Foods at the Columbus Square shopping center, which also includes other big-box retail.

Top-rated elementary school offers dual-language program
Manhattan Valley’s pre-kindergarten through fifth grade students can attend P.S. 165 Robert E. Simon on West 109th Street, which received an A-minus rating from Niche and offers a dual English-and-Spanish learning program. J.H.S. 54 Booker T. Washington Middle School also gets an A from Niche, and serves students in grades six through eight. Students also have a soccer field and basketball courts on site. Edward A. Reynolds West Side High School is a small high school with a C rating from Niche. Budding musicians of all ages can get lessons at the Bloomingdale School of Music on West 108th Street.

Steps to Central Park
The neighborhood is adjacent to Central Park and its North Woods, which offers wandering trails in the thick of the forest, and the Great Hill, with its track and large lawn. Just a few blocks west of Broadway is Riverside Park, with views of the Hudson River, and Morningside Park borders Manhattan Valley to the north. Bloomingdale Playground, on Amsterdam Avenue between West 104th and West 105th streets, has play structures and outdoor fitness equipment. During the summer, Amsterdam Avenue is blocked off to cars between West 106th and West 110th streets as part of the city’s popular Open Streets program.

Manhattan Valley residents have access to the subway on both Central Park West, which includes B and C trains, and Broadway’s 1 train. The express 2 and 3 trains stop at the station at West 96th Street and Broadway. There are several CitiBike hubs in the neighborhood, as well as bike lanes along the avenues—but watch out for speeding delivery drivers.
