In the neighborhood’s most prestigious area, The Metropolitan Museum Historic District, stately Beaux-Arts mansions are tucked between luxury limestone high-rises, like the co-op at 1020 Fifth Avenue, which was designed by the same architects as Grand Central Terminal. With such a historical legacy, buyers should expect to pay millions for their homes, especially along Central Park and the avenues. Prices for co-ops and condos break down as follows:

"People are realizing that the units are larger and more comfortable, especially for families," she says. "Most of these postwar buildings have lower monthlies than the new developments."

In Metropolitan Hill, the more worn the leather booth, the more beloved a restaurant is by locals. A handful of storied family-owned restaurants have served the neighborhood for decades. Mainstays include:

Easy access to transportation options

Two subway stations along Lexington Avenue flank the neighborhood: the 6 train at 77th Street and the 4, 5 and 6 trains at 86th Street. Over 10 bus lines service the area, heading in all directions. To cut through the park to the Upper West Side, residents hop on the crosstown M79 or M86 express bus. Taxis and Citi bikes are also readily available along the avenues. “There’s an ease of everyday living in the Upper East Side,” Kaufman says, emphasizing easy transportation. “And garages! Which, believe it or not, are not as plentiful on the west side or downtown.”
