Sugar Hill is a quiet residential neighborhood tucked away in the center of Upper Manhattan. It was named for the “sweet life” it provides residents including prominent 20th-century Black leaders like Supreme Court Justice Thurgood Marshall and jazz musician Cab Calloway. A historically upmarket and landmarked section of Harlem, the area’s tree-lined streets feature prewar co-op buildings, large Romanesque Revival townhomes, a few Queen Anne-style mansions, and a handful of condo complexes. “With well-maintained income-restricted homes the norm and reliable express subways to Midtown, homebuyers get great value here,” says Yaal Gluska, a salesperson with Compass who resides in nearby Hamilton Heights and specializes in the area.

A chance to live in old New York luxury without Manhattan premiums

Though Sugar Hill is compact, made up of 20 blocks between West 145th Street and West 155th Streets, it has a wide variety of housing. Two-bedroom units in income-restricted co-ops start at $290,000. These carefully preserved prewar buildings often feature ornate architectural details. Comparable condos in updated complexes go for $500,000 to $750,000. Single-family Romanesque Revival and Renaissance Revival townhomes, often with upwards of five bedrooms, fetch between $1.8 million to $3.5 million.

Proximity to trendy restaurants and all the necessities

While a commercial stretch of Broadway in nearby Hamilton Heights features most of the area’s dining and shopping options, ROKC and Harlem Public for example, a few select bistros can be found in Sugar Hill proper. Ethiopian staple Tsion Cafe is joined by Indian street food favorite Mumbai Masala. Oh Craft! Beer is a go-to for artisanal brews and warm pretzels. St. Nicholas Avenue has a Foodtown grocery store.

Sugar Hill benefits from Upper Manhattan’s top-performing public and public charter schools. Students can begin at PS 153 Adam Clayton Powell Jr. Elementary School, with a B-minus from Niche and a separate gifted and talented program. They can move on to Hamilton Heights School, garnering a 4.5/5 score from Great Schools, which covers third grade through 10th grade and offers excellent science courses. A Trick-or-treating tradition

Owing to its tight-knit community atmosphere, Sugar Hill celebrates the spooky season like no other part of town. “They really do it up for Halloween,” says Gluska. “Residents put up tons of decorations and sit on their stoops handing out candy.”

Midtown in minutes

Positioned on either end of the neighborhood, the 145th Street and 155th Street subway stations are served by the A express and C local lines. The B local and D express subways also run through the 145th Street stop. Midtown can be reached in less than 15 minutes. Sugar Hill has quick out-of-town road connections with nearby onramps to the Henry Hudson Parkway and Harlem River Drive.
