History-making housing and creative communities along the East River
Change is a constant in New York City, and Two Bridges has embodied that for nearly a century. Situated around the Manhattan and Brooklyn bridges at the southern end of Manhattan, the neighborhood has a historic pattern of housing developments coming in and raising prices for local residents, beginning with Knickerbocker Village in the 1930s, and now with skyscrapers arriving down the street from affordable housing complexes. Traditionally, Two Bridges was home to European, Latin American and Asian immigrant communities. Later, artsy twentysomethings brought fusion restaurants and hip bars into the disparate yet welcoming community. “For many folks, it feels like a community where people know each other. It’s a little less anonymous than other parts of the city,” says Jeremy Bolger, a real estate agent who has been living and selling properties in Two Bridges for 21 years. “A lot of business owners live and work in the neighborhood, so there’s a strong sense of people supporting the community.”

Regional Chinese cuisines and vibe-y bars
Two Bridges has a Chinese food scene that expands upon the offerings next door in Chinatown. Dim Sum Palace serves groups for brunch, lunch and dinner, Lanzhou Ramen makes hand-pulled noodles, Fong On is a family-owned tofu shop, and a good pork bun or dumpling is never hard to find. Newcomers such as the Asian-fusion Golden Diner and the New American Betty have added trendier dining options. Big Apple Food Market and CTown Supermarket are the major grocers, smaller Chinese grocery shops serve East Broadway and an upscale Brooklyn Fare location is coming to the One Manhattan Square condo tower. Nightlife turns up at Mr. Fong’s bar, gets louder at 169 Bar and becomes a karaoke party at Winnie’s Bar. Just north of Two Bridges is the socialite triangle known as Dimes Square, which is named after a cafe that serves bergamot pancakes and wheatgrass margaritas.

Luxury waterfront condos mix with historic tenements
Co-ops are hard to come by in Two Bridges, as so many of the residential buildings are apartment rentals. The exception is Seward Park, a four-building complex just outside the neighborhood’s northern border with co-op units that start around $450,00 and go up to $1.8 million. “The pricing there is some of the lowest in the area and the units give people good storage space,” Bolger says. Condos are a little more plentiful, with units that start around $750,000 in postwar buildings — some of which have been internally renovated — and go up to $1 million in newer buildings. “The overall lower scale of the community, with older tenements and walk-ups, is appealing to a lot of people,” Bolger says. However, high-rise options are on their way. In 2019, One Manhattan Square tower introduced 72 stories of luxury condos with East River views and private outdoor gardens. Units in this waterfront, white-glove building range from $1.2 to $5.5 million, and four more skyscrapers are planned nearby, including one with condos at 259 Clinton Street.

Skateboarding, soccer games and long walks on the East River
Two athletic areas near the East River provide green space amid the Brooklyn and Manhattan bridges. Between the soccer field, softball field and concrete skate park, there’s something for just about everyone. There are playgrounds sprinkled throughout the neighborhood, and oversized wooden swings at recently renovated Pier 35. While the East River Greenway was built for walking, running, cycling and taking photos of the Brooklyn Bridge, it’s also outfitted with mini basketball courts and low-impact fitness machines.

Near the F train, not too far from City Hall’s subway hub
The East Broadway F train station is the nearest subway, and it’s due for a $40 million update when a new high-rise moves in. For more options, residents can walk a few minutes outside to City Hall, which hosts three subway stations with eight different lines. Just east of Two Bridges, the water ferry at Corlears Hook adds some accessibility to Brooklyn and Wall Street.

A-minus elementary schools and a B-plus high school
Kids have several public options for preschool through 12th grade. P.S. 1 Alfred E. Smith and P.S. 2 Meyer London both teach pre-K through fifth grade and have A-minus grades from Niche. P.S. 184 Shuang Wen and P.S. 126 Jacob August Riis teach pre-K through eighth grade and have A-minus and A grades, respectively. For high school, Orchard Collegiate Academy has a B-plus grade.
