Some of Mankato’s most traveled streets run through Washington Park, giving the neighborhood a sense of urban convenience, despite being a quiet, residential pocket of the city. A walk down the tree-lined hill of Rock Street leads to ice cream shops and green spaces along the river’s edge, putting Mankato’s most-loved attractions a few blocks away. “It’s a lot like having the twin cities amenities, but you don’t have to leave home,” says Donna Killion of Edina Realty, a Realtor with several sales in the area and a lifelong resident of Mankato. “I also think we have a great school system here. It’s a bigger city, so we have several different options for the schools, and everything is quite centrally located.” Zoned for the school district ranked as the best in Blue Earth County by Niche, the neighborhood appeals to those looking for convenience and a place to put down roots.

Classic Mankato homes from the 19th and 20th century
The hum of lawnmowers trimming cozy lots fills the air, and the leaves of maple trees along the sidewalks softly shift with the breeze. Because Washington Park sits in Central Mankato, homes date anywhere from the mid-1800s to the 1920s — adding a carefully maintained, older-era feel to the neighborhood. Most homes have two stories and range from 1,700 to 2,200 square feet. Stone foundations and brick accents are popular, as are gable roofs. Most homes sell for between $150,000 and $250,000, with only multi-unit investment properties costing above $300,000.

The Giliberto’s on the corner of Seventh Street and Madison Avenue is the quickest place to drop in for dinner without needing to walk uphill to get home. For more restaurant options, however, Number 4 Steakhouse is about a half-mile away for date nights, as is Oleander Saloon — a bar known for its pizza that’s located just off Rock Street. Sweet-treat haven Mom & Pop’s also sits along Rock Street for ice cream cravings. Washington Park includes a diverse selection of markets that sell international food items and authentic foods, including Mi Pueblo Market and Hindi Grocer. For a wider variety of groceries, the Cub Foods on Riverfront Drive is less than 2 miles away.

Shows at Vetter Stone and annual events throughout the city
With Vetter Stone Amphitheater at Riverfront Park, events such as Hairball and Mankato Pridefest remain within walking distance — but this isn’t the only place for entertainment nearby. “There’s a wide variety of things to do. The river gives lots of opportunities for kayaking. There are marathons and things like that,” Killion says. “Sibley Park is a really fun one to take the little kids. They have animals. It’s a park that’s got a lot of beautiful landscaping and different trees. In winter, they do a big Christmas fest, and, on the other side, there is sledding.” The Mankato Marathon runs in October along Poplar Street, about a mile away, and the holiday event 2 miles away at Sibley Park, known as Kiwanis Lights, illuminates the park throughout December.
Access to the top-rated district in Blue Earth County
Mankato Area Public Schools serves the neighborhood. Students can start at Franklin Elementary, which receives an A grade from Niche and ranks as the best public elementary school in the county, before heading to B-plus-graded Prairie Winds Middle. From here, students can transition to Mankato East High, a school with a B-plus grade and a 93% graduation rate. There are several private and charter options right in Washington Park, including Saint Jose Sanchez Del Rio High School, which is a seminary, and Kato Public Charter School. The neighborhood also borders the Bethany Lutheran College campus, a school serving over 670 students annually that is known for its business program.

Parks, canoe rides in the Minnesota River and opportunities to climb the playground
The neighborhood’s namesake park sits in the southern half of the neighborhood, right along Mulberry Street, and includes a play area with a paved trail that extends from one end of the park to the other. One of the most noteworthy parks less than half a mile away is Riverfront Park, home to the Vetter Stone Amphitheater. The park features areas to launch canoes, playgrounds with river views and bike trails linked to the North Minnesota River Trail. “Mankato is very connected with their trail systems,” says Sara Stilson of True Real Estate, a local Realtor and resident of Mankato. “It’s a really unique town with a beautiful river flowing through it.” Not only are there several trails in Mankato, but many connect and create lengthy hiking opportunities from the waterfront all the way to Mount Kato, which is 4 miles from Washington Park.

A highly walkable neighborhood south of Madison Avenue
The Mayo Clinic Health System Campus is about a mile walk down Marsh Street. The Greater Mankato Transit System bus stops at Bethany Lutheran College and along Second Street for trips throughout the city. For commutes into North Mankato, Mulberry Street leads to the bridge across the Minnesota River, connecting Washington Park to employers like the Taylor Corporation in about 3 miles.
Opportunities to connect with diverse houses of worship
Several houses of worship are in the neighborhood, including Saints Peter and Paul Catholic Church, Dar Abi Bakr Islamic Center and Grace Lutheran Church. Grace Lutheran has a community garden known as Growing with Grace, which fosters a connection in the neighborhood over urban farming practices.
