ShadowGlen offers a convenient, amenity-rich lifestyle close to Austin

The growing, master-planned ShadowGlen neighborhood offers easy access to shopping and dining options as well as major tech industry employers in Austin. The HOA covers community amenities, including a clubhouse and swimming pools, and the ShadowGlen Golf Club is close enough that some homes have fairway views. Home prices are competitive compared to other areas of the expanding Austin metro.

New Traditional single-family homes and more on the way

Wide, gently curved streets are lined with New Traditional homes built between the early 2000s and 2020s. “Manor is its own little niche area, the farthest of the northeast Austin suburbs,” says Realtor Melissa Hudson of eXp, a ShadowGlen local with over a decade of real estate experience. “Not long ago, this was the only premier master-planned community out here, it was just the highway and this neighborhood, but [the area’s] grown a lot and continues to grow.” Hudson says upcoming housing development phases include nearly 700 homes built in 2026, followed by about 200 homes built per year through 2029.

ShadowGlen homes are priced competitively

“What makes ShadowGlen unique is that in other neighborhoods in the metro area, like Teravista, you’re not going to find a home for under $400,000. But here, you can,” Hudson says. Prices range from the upper $200,000s to the low $600,000s. Hudson says the neighborhood’s oldest homes typically sell for the top end of the spectrum, since they’re closer to the golf course. HOA fees, known as assessments, are billed quarterly.

Golf, pools and other amenities available in and around ShadowGlen

Memberships to the ShadowGlen Golf Club, which has an 18-hole course, are tiered and separate from the neighborhood’s HOA fees. Amenities covered by the HOA include a clubhouse with a fitness center and multipurpose, reservable rec room, playgrounds and two pools. One pool has lap lanes, the other has waterslides, and both are open year-round. “They’re outdoors, and they aren’t heated, so it’s swim at your own risk when it’s cold,” Hudson says. “They’ll close them if it gets under 50 degrees, but that doesn’t happen often. We get extreme weather here, but it’s mostly heat – it just gets really, really hot.” She adds that the community hosts pool parties, holiday socials, taco breakfasts, bingo nights and other events regularly.

A short drive from shopping, dining, growing U.S. Route 290 corridor

The Shops at ShadowGlen, a small strip mall near the community’s main entrance, has a Goodwill, a donut shop, beauty salons and other commercial amenities. There are doctors’ offices and an urgent care clinic in the mid-rise office building across the street. Locally owned restaurants are clustered around the corner of Shadowglen Trace and FM 973, including The Whiskey Girls Saloon, Jalisco y Tequila Bar & Grill. Hudson’s favorite local coffee shop, Cielito Lindo Café, is in that area, too.

On U.S. Route 290 just outside the neighborhood, there’s a Walmart Supercenter, a Starbucks and other chain restaurants. There’s also a new shopping center, with a Home Depot and an H-E-B. “I tell you, we’ve waited years for this shopping center. From my driveway to H-E-B, it takes three minutes,” Hudson says.

How close the neighborhood is to Austin and major tech companies

Downtown Austin is roughly 15 miles away. The commute takes around 25 minutes in light traffic on U.S. Route 290 and Interstate 35. Major employers in northeast Austin’s Silicon Hills area, including Apple, Dell and Applied Materials, are also within about 15 miles of the neighborhood. As is Tesla’s Gigafactory Texas manufacturing facility. “We’re positioned really nicely in relation to all these tech companies – you’re probably 20 minutes from them. Thirty minutes with traffic, maybe,” Hudson says.

Average-rated Manor ISD schools serve ShadowGlen students

ShadowGlen is served by the Manor Independent School District, which allows transfers by application. Kids may go to ShadowGlen Elementary School, Manor Middle School and Manor High School, which receive average ratings. The elementary campus is in the heart of the neighborhood, within a mile of most homes. Hudson says kids often walk to class.
