Entertainment and the outdoors in East Mansfield

Sports families in Mansfield live on the east side of the city. Located directly west of Joe Pool Lake, East Mansfield is a community of around 16,000 people who enjoy the best of the suburb’s recreational attractions. Not only does its entertainment district feature a waterpark, golf club, sports complex and Miracle League field, but a new $2.5-billion development is looking to transform the area even further with new venues and interactive experiences. “We’re really glad to be able to deliver amenities like that to our residents,” city manager Joe Smolinski says. “If you’re a sports fan, that’s the part of town you definitely want to live in.” With local schools, a solid housing market and new developments on the way, it’s an exciting time for East Mansfield.

Hawaiian Falls and Joe Pool Lake

Covering 7,000 acres, Joe Pool Lake is a popular destination for boating and fishing in North Texas. “We’ve got Britton Park out there that folks can launch kayaks out into the lake,” Smolinski says. “Being adjacent to Joe Pool Lake is a definitely a selling point for the community.” East Mansfield's entertainment district is primarily anchored by three recreational attractions. The Mansfield National Golf Club is an 18-hole golf course that covers roughly 220 acres of terrain, while soccer games are held at the Mansfield Sports Complex. Hawaiian Falls is a 14-acre waterpark that’s open over the summer that has water slides, a lazy river and wave pool.

New sports facilities and upcoming attractions

As popular as East Mansfield’s entertainment district already is, it pales in comparison to the new 100-acre tourism destination that’s building out through 2027. The Stabolt Entertainment district features live venues, a board walk and local retail alongside several hotels and a new convention center. The city teamed up with FC Dallas and Texas Rangers partner REV Entertainment to bring a professional sports team to the new Mansfield Stadium, while the High 5 arcade will have bowling, pinball and minigolf across two levels. While the old Big League Dreams Miracle League field faithfully served the community for over 15 years, the new Mansfield Sports Park will have over 40 acres of recreational spaces such as eight turf fields and two restaurant and play areas. The development will also add 700 new single-family homes to the area.

Traditional and ranch-style houses by the toll road

East Mansfield’s subdivisions stretch east of the Texas 360 toll with homes at various sizes and price points. Single-story mid-sized homes vary between traditional and ranch-style architecture and cost $200,000 to $500,000, while two-story homes with quarter-acre lots vary between $500,000 and $1 million. There’s also a few apartment complexes around the area, with the community having a relatively balanced ratio of homeowners and renters alike.

Fast-casual restaurants along Market Street

Most restaurants and retailers are found northwest within the Broadstreet Shopping Mall. Local establishments include Hat Creek Burger Company, Salata and Rosa’s Cafe, while businesses include a handful of spas, hotels and pharmacies. The closest grocery stores include Kroger and Market Street.

An A-rated school district

East Mansfield has a top-rated school system with Mansfield ISD. Younger children start school at Elizabeth Smith Elementary before moving on to Mary Lillard Intermediate School, both of which earn A-minus ratings on Niche. They progress to Danny Jones Middle School from there before graduating from Mansfield Lake Ridge High School, both of which have A ratings on Niche. “Education is very important here,” Smolinski says. “People move to Mansfield in part for the strength of its school district.”

Easy travel to Arlington by the state highways

The community is located just north of Texas State Highway 287, which leads around 16 miles north into Arlington. The Methodist Mansfield Medical Center is around 3 miles west in the shopping center and is open for 24 hours. The Dallas Fort Worth International Airport is around 25 miles north.
