Mansfield ISD brings buyers to South Mansfield

The suburban community of South Mansfield belongs to one of Tarrant County's top school districts, which is the primary draw bringing buyers to this neighborhood. Its central location between Dallas and Fort Worth makes it convenient for those looking to access both cities and those who frequently use the DFW Airport. Resident and Realtor Angie Thor with Coldwell Banker APEX explains that the population has more than doubled in her 20 years of living in the community. "We moved here in 2004, and it just started taking off," she says. "I think it was kind of initially still very much a country community, but it was fairly close to the airport. People would move out here because they wanted good schools. Schools have always been a priority for Mansfield."

New construction south of Heritage Parkway

South Mansfield has a mix of single-family homes and apartments, with about 80% of residents owning their homes. The neighborhood has mostly new traditional homes built after 2020. "People moving to South Mansfield are looking for new construction homes," Thor says. "Pretty much anything south of Heritage Parkway is going to be brand new developments. Most are planned developments, which means they have the pools and parks that go along with that." Recent sales prices in South Mansfield range from around $300,000 to $700,000. South Mansfield has a 2 out of 10 CAP Index Crime Score, below the national average of 4.

Mansfield ISD unites DFW communities

Students in South Mansfield can attend Mansfield Independent School District, which gets an overall A grade from Niche. "Back in the day, there were all these communities where they didn't want to have to educate the kids and bus them in," Thor says. "That's why Mansfield ISD covers such a large area. We have Burleson, Arlington, Grand Prairie – all these different cities that feed into our ISD. It's because back in the day, it was all farmland, and they didn't want to provide busing, and Mansfield said, 'Sure, we'll do it.' That's why Mansfield has such a huge school system." Students start at Annette Perry Elementary for preschool through fourth grade, followed by Mary Orr Intermediate for fifth and sixth and Worley Middle for seventh and eighth. All of these schools get A-minus grades from Niche. After that, all students attend the A-rated Mansfield High School. Mansfield High School students can take Advanced Placement courses and participate in extracurricular activities such as choir, cheerleading and JROTC.

Mansfield parks, a club volleyball program and a YMCA

South Mansfield has several neighborhood parks, including Birdsong Park and Harold M. Bell Park, which have playgrounds, covered picnic areas and walking trails. Maintaining and expanding parkland are important priorities for Mansfield, which plans to build a new park soon. "Mansfield just acquired over 100 acres of property that they will be adding to the parks," Thor says. South Mansfield is also home to NRG Volleyball, a club volleyball program for 10- to 18-year-old girls, and the Mansfield YMCA.

Shopping and dining along Broad Street

In terms of retail and dining options, "There's a lot of growth and development coming in," Thor says. "There is talk that we're getting a Costco at Lonestar and 287. That's going to be down there in that general vicinity." The neighborhood's north end has an H-E-B and a Kroger for groceries, as well as several local and chain restaurants. Local options include Ninja Kitchen, an Asian fusion restaurant; The Mill, a Southern brunch spot; and Tacos La Banqueta Puro DF, a taco shop inspired by the cuisine of Mexico City. The neighborhood's chains include Whataburger, Chick-fil-A and MOOYAH Burgers, Fries & Shakes.

U.S. Route 287 connects to the rest of DFW

U.S. Route 287 passes through South Mansfield, connecting the neighborhood to surrounding communities. Arlington is 17 miles north, Fort Worth is 22 miles northwest, and Dallas is 32 miles northeast. Texas Health Hospital Mansfield and Methodist Mansfield Medical Center are located in the neighborhood, providing convenient access to healthcare, and Dallas Fort Worth International Airport is 30 miles away. "People like that there's easy access to the airport," Thor says. "If you're somebody that travels a lot for work, you're less than 30 minutes away from the airport." For additional flight options, Dallas Love Field is 35 miles away.
