West Mansfield is ready to grow. After years of watching other parts of Mansfield add amenities, the primarily residential neighborhood is getting its moment. The city is undertaking a “Western Promise” initiative to create mixed-use developments and improve the community’s connection to other parts of the area. It has also purchased 100 acres of undeveloped land to create a nature preserve with bike trails. “It’s a mix of the old and the new,” says Julie Short, a Realtor with Texas Real Estate HQ. “You can get to the historic downtown area, but you also will have all these developments, and they are adding walkability.” Until those projects are complete, the neighborhood still has top schools and several nearby green spaces.

Ranch-style and New Traditional homes along wide, curvy streets
Most housing here has been built since the 2000s and consists of ranch-style brick homes and New Traditionals. The former tends to cost less, ranging in price from $250,000 to $385,000. New Traditionals cost a little more, ranging from $415,000 to $825,000. Sidewalks are not common, but roads are wide. People often park their cars along the curb. While subdivisions can be grid-like, main streets curve through the neighborhood. Mailboxes generally sit inside brick holders or on posts, and fencing is usually wood.

Area schools like Mansfield Legacy High are well-regarded by Niche
Students are served by the Mansfield Independent School District. Prekindergarten through fourth-grade students can attend Mary Jo Sheppard Elementary School, earning a B-plus Niche score. Donna Shepard Intermediate School, for Grades 5-6, gets a B-plus, while Linda Jobe Middle School, for Grades 7-8, holds an A-minus. Mansfield Legacy High School sits on the former site of the Kow Bell Indoor Rodeo, a popular attraction from the 1960s through the 1980s, giving the school its nickname -- the Broncos. It has an A-minus score.

The upscale dining environment of Meehan’s Chophouse, in Mansfield’s historic downtown, is often used for private events. “It draws people from Dallas and Fort Worth,” Short says. “It’s excellent.” Our Place Restaurant bakes pies and serves country-style breakfast and lunch.
