A peninsula community in New Jersey

On the Barnegat Peninsula, tethered to New Jersey, sits the beach community of Mantoloking. With views of the sunrise and sunset across the water and many of its homes on the beachfront or bayfront, Mantoloking is just one of the area’s numerous beach communities. “There’s probably 15 or 16 communities in a 15-mile stretch there,” says Matthew Schlosser, vice president of Schlosser Real Estate. “If you want to be quiet and relaxed, you have that ability, and you can be at boardwalks and all sorts of recreation within a mile or two. It’s a good blend of everything.”

Islands, parks further inland and boardwalks

While no parks are within Mantaloking’s specific boundaries, venture out to Herring Island just off the bayside shore to the west. It can be accessed by small craft, such as paddleboards, and is one of many small islands in the vicinity. On the mainland, in Brick Township, Mantoloking Bridge County Park offers seafarers options for fishing and crabbing while remaining open year-round. Lit paths line the park, which also features a pier, picnic areas, a boardwalk and a panoramic view of the bay. Beachfront homeowners won’t have to worry about tourism, as there’s no public recreation on the beach, and limited parking means access is mostly for residents. “There’s many different little beach communities,” Schlosser says. “There’s islands in the middle of the bay that are state-owned property only accessible by boat. As far as the beach goes, it’s very quiet and not overpopulated. It’s just a quiet, relaxing beach town.”

Vacation-based living

Homes in Mantoloking primarily serve as vacation getaways. “It has the largest lots of all the surrounding beach communities,” Schlosser says. “It’s a real narrow strip of land and it’s mostly second homes for buyers, but there is a little bit of year-round living.” Whether there for the summer or the whole year, homes on the oceanfront can sell for between $9 million and $12 million, while bayside non-waterfront residences can dip down as low as around $2 million. Styles in the area include Cape Cods, custom builds and other types of ocean retreats, some with stonework and many with pools. Other homes on the bayfront even have small docks on the water.

Shopping and dining southbound

For local fare, residents will have to head north or south for most of the area shops and restaurants. Point Pleasant is half a mile north, while other beach communities are within a mile or two to the south, and that’s where the local outlets can be found. “The biggest restaurant around is Charlie’s of Bay Head on the water there,” Schlosser says. The restaurant is perched along the bay and is bordered on two sides by water, and other local favorites include the Dune Grass Café and Theresa’s South. Check out the Shore Fresh Seafood Market and Restaurant for indoor and outdoor dining at what’s been rated the best seafood destination in Point Pleasant, as well. “You can have nightlife and restaurants if you want it,” Schlosser says, “or, if you just want to be low-key and relax with your family, it’s a great place as well.”

A pair of highly-rated schools for education

Students can attend G. Harold Antrim Elementary School from pre-kindergarten all the way up through eighth grade, which ranks at an A-minus on Niche with a student-to-teacher ratio of nine to one, and that’s followed by grades nine through 12 at Point Pleasant Beach High School. The high school has a ratio of 10 to one and is ranked as the third-best high school in Ocean County on Niche, scoring an A-minus as well. Both are located north of Mantoloking off the peninsula and are part of the Point Pleasant Beach School District, which is named as the best school district in all of Ocean County by Niche, and the schools also feature 80% of the student population taking part in extracurriculars as well as Advanced Placement courses, dual-enrollment and more.

Specific access points in and out of Mantoloking

Three options exist to access Mantoloking, stemming from the north, south and west. “You can come down through Point Pleasant on Route 35, come across Mantoloking Bridge through Brick Township or come up through the south on Route 37,” Schlosser says. “If there’s one area that’s much heavier in traffic, you have other options to get there.” Route 35 is also known as Ocean Avenue, which runs through the center of Mantoloking and branches into much of northeastern New Jersey. With a daily dose of ocean breeze, Mantoloking offers seasonal or year-round living with views across the water and bay, all while staying within reach of the surrounding area.
