Meridiana is attractive to buyers looking for brand-new homes. All properties in the neighborhood were built between 2016 and today; sites in the community are, in fact, currently under construction. Eight builders offer varying custom designs in neo-traditional, Craftsman and French Provincial-inspired styles. Exteriors often feature brick, limestone and cement, while spacious interiors offer contemporary floor plans and modern appliances. Properties are grouped together in small subdivisions and rest on neatly landscaped lots ranging from less than a tenth of an acre to half an acre. Townhouses range from $260,000 to $340,000, while most detached homes fall between $300,000 and $750,000. However, properties in the Oak Park and Everest States subdivisions start around $750,000 and can exceed $1 million.Several subdivisions, including the Active Adults Serenity 55-plus community, are gated. All properties come with monthly homeowners' association fees, ranging from less than $100 to about $150. While most properties are owner-occupied, a small percentage are rentals.
Students can attend highly rated and recently built public schools
The Alvin Independent School District earns an A-minus overall rating from Niche. The A-minus-rated Meridiana Elementary serves the west side of the neighborhood, while the newly opened and not yet rated Barbara Bennett Elementary serves the east. Students from both schools can move on to the B-rated Jackie Doucet Caffey Jr. High and Iowa Colony High, which also recently opened and is not yet rated by Niche. The district’s career and technical education campus, J.B. Hensler College & Career Academy, is about 5 miles away. Divine Savior Academy Sienna, an A-minus-rated Lutheran school, is a nearby private option.Meridiana has its own park system
As a master-planned community, Meridiana offers residents a list of amenities for outdoor recreation. Adventure Cove is a resident-exclusive water park, featuring a wave pool, lazy river and a food truck park, as well as a fitness center. More pools and a playground are available at Oasis Village, home to an amphitheater, a restaurant and the Ambassador’s Yacht, which is a reservable houseboat on the community lake. Several traditional parks are sprinkled around the neighborhood, including the sports-focused Challenger Park, which offers an obstacle course, multiple pickleball courts and a disc golf course. Outdoor activities, from fishing to paddle boarding, are available at Floating Bridge Park. Residents can rent bikes at the Welcome Center and cruise around the neighborhood on its many concrete trails. Outside of Meridiana, Brazos Bend State Park offers hiking, mountain biking and camping, about 25 miles away. Meridiana residents can dine in the neighborhood at Café Sol, a New American restaurant in the community’s Oasis Village. The restaurant will reopen in summer 2025 after temporarily closing for renovation. Center Court Pizza & Brew, at the Shops at Meridiana, offers a sports bar vibe for wings and beer. Nearby, Dilly's Seafood & Burgers serves fried and grilled seafood platters in its rustic dining space. More restaurants dot Morris Avenue. H-E-B is the closest grocery store. A roughly 10-mile drive north on state Highway 288, Pearland Town Center and the surrounding retail strips offer name-brand and department store shopping. “There are some farmers' markets like the Pearland Farmers Market, and then they’re also really close to Froberg's Farm, where you can pick your own fruit,” Royal says.A social neighborhood that loves to get together
Meridiana’s community calendar is packed with a mix of resident-only events, public celebrations and fitness-focused gatherings. The Meridiana Moments newsletter helps residents keep up with the goings-on in the community. “They have a lot of events for adults and kids,” Royal says. “Wine Tastings for adults and movie nights for families, where they put the big screen out. There’s usually something for all the different holidays.” Residents can join a list of social clubs centered around interests and hobbies like books, running and crochet. The community also offers children’s summer camps, classes and mentoring programs.State Highway 288 is close by for commutes to Houston
With neighborhood trails, sidewalks and on-site amenities, Meridiana is somewhat walkable and bikeable. Commuters have close access to State Highway 288, which heads north to Houston, about 25 miles away. According to Royal, the drive to downtown can take about 30 minutes without traffic. Texas Medical Center is roughly a 20-mile drive, while George Bush Intercontinental Airport is around a 40-mile drive.Important to know
Meridiana is in Brazoria County, an area at a relatively high risk of hurricanes, according to FEMA’s National Risk Index. The agency’s flood maps indicate that several regulatory floodways wind through the neighborhood, putting many homes within special flood hazard areas.The community receives a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.
