The Wasatch Mountains and Uinta National Forest wreathe the eastern border of Mapleton, Provo’s westernmost suburb. With majestic views and vast swaths of undeveloped land, the Utah community has more of a rural vibe than other area suburbs. Spanish Fork Peak is so close that Mapleton feels almost like a mountain resort town. Some folks think it’s too remote because they have to drive through Springville or Spanish Fork to get to the city, but that’s exactly what residents like about it. “It’s just a small community tucked in the mountainside,” says Andrew Ford, Realtor with EXP Realty.

Craftsman-style homes with mountain views
Buyers can expect to spend more on a home in Mapleton than they would in nearby Spanish Fork. Prices start in the $650,000 range for smaller capes and ranch-style homes. Two-story Craftsman-style builds, many built within the last 25 years, are more common. Most are priced at $1 to $2 million and boast attached garages, generous yard space and mountain views. “Mapleton is an old pioneer community. It started out as more of a farming community, but in the last 15 years, it’s really blown up,” Ford says. “You have farmers living next to millionaires, next to steelworkers, next to car salesmen, next to the CEO of a Fortune 500 company.” Paved sidewalks make it easy to visit the neighbors, walk the dog or go for an evening stroll. No grocery stores or restaurants are within walking distance, so residents need cars to get around.

Moving through Mapleton Schools
From kindergarten through sixth grade, students attend Mapleton School, which gets a B from Niche. Mapleton Junior High School also receives a B, and Maple Mountain High School earns a B-plus. All these schools are within Mapleton’s borders, but the high school is on the western edge of town toward Route 6 and Spanish Fork.

A tree-studded oasis at the corner of Maple and Main Streets, Mapleton City Park serves as the hub of the community. Pavilions are available for locals who want to spend a day picnicking or relaxing on the grounds. There’s a playground to amuse younger kids, along with a sand volleyball court, baseball fields and tennis courts for organized games. The park also hosts seasonal events like October’s Scarecrow Spectacular and the Lights On Festival in December.

Pioneer Days in Mapleton
Every July 24th, Mapleton celebrates its heritage with Pioneer Day. The festivities stretch over a week and include sports tournaments, parades, a 5K race, live entertainment and a city-sponsored bike giveaway. The celebration culminates with fireworks at Ira Allan Park. “If you ask kids in Mapleton, ‘What are the biggest holidays?’, they’ll say, ‘Christmas and the 24th of July,’” Ford says.

With the mountains curved around Mapleton on almost every side, opportunities for outdoor recreation abound. Eagle Rock is a meticulously maintained disc golf facility that invites players to shoot aces on the lightly wooded course. Runners, walkers and cyclists take in the scenery from the Mapleton Parkway Trail, part of September’s Moonlight Half Marathon course. The Mapleton Canyon Trailhead on the eastern edge of town allows hikers broader access to the surrounding forests and mountains.

Springville and Spanish Fork shopping
Mapleton is predominantly residential, with a few small gift shops and gas stations. Residents go north to Walmart Supercenter in Springville or west to Costco in Spanish Fork when they need groceries. “Someone who lives in Mapleton, they’re going to eat at Springville or Spanish Fork or Provo,” Ford says. For example, La Casita on Springville’s Main Street is a family-owned Mexican joint that’s been popular with the locals for years. “Everybody loves it, including me,” Ford says.

Paving the way to Provo
Because Mapleton is one of Provo’s more remote suburbs, residents need cars to access the area’s retail and dining options. It takes about 15 minutes to get to downtown Provo and 25 minutes to make the drive to Orem. Commuters to Salt Lake City can expect an hour-long drive each way.
