Western Hills is a small neighborhood of about 450 mid-century cottages, ranch-style homes, and a few updated, turn-of-the-20th century farmhouses. Anchored by McCarron’s Lake to the west and Interstate 35 East on the other side, this peaceful community offers a desirable location 4 miles from downtown St. Paul and about 12 miles from downtown Minneapolis. “This is a great little neighborhood for first-time homebuyers,” says Kara Werth, a Realtor with Keller Williams Realty Integrity Lakes. “Not only are they finding homes with great value, but they’re also getting Roseville schools, which are highly sought after in this area.”
While location is always a key factor when deciding on a home, Werth adds, “It’s pretty hard to beat this area. The combination of budget-friendly prices, well-built homes and a short commute to both of the Twin Cities is a win for younger buyers, who might think they have to live farther away to get what Western Hills offers.” Several parks, and nearby shopping and dining are also easy to find in Roseville, about 4 miles away.

Midcentury homes and a few early 1900s farmhouses
Buyers will find small and mid-sized homes along quiet streets, most without sidewalks. Mature trees provide shade, and many homes display neat front yard flower gardens. While some homes have separate garages, others have on-street parking. Bicycle lanes are easily found on the way to McCarrons Lake and Western Hills Park. Farmhouses from the early 1900s have recently sold from $275,000 to around $300,000, while ranch-style homes have sold from about $300,000 to $400,000. Townhouses built in the early 2000s sell for around $270,000.

Roseville Public Schools are highly rated in Ramsey County
Western Hills students can attend classes in A-minus graded Roseville Public School District schools, which offers 10 schools across all grades.
Edgerton Elementary, which is B-minus graded, offers kindergarten through sixth grade. Roseville Area Middle has a B grade from Niche. It offers a strong program for gifted students. Roseville Area Senior High is A-graded by Niche. About 45% of students participate in Advanced Placement courses, and the school reports a 90% graduation rate.

Metro Transit buses are environmentally friendly and nationally recognized
The Minneapolis metro area, including Western Hills, is known for its award-winning Metro Transit bus system, which won Transit System of the Year in 2016. Minnesota's largest public transit system has two light-rail lines, 130 bus routes, and one commuter train line across the Twin Cities. In 2019, Metro Transit introduced biodiesel and electric buses to the fleet, which will help the metro area meet its stated goals of zero-emission transit by 2033.
Bus stops in Western Hills are found along Rice Street, Roselawn Avenue East and Larpenteur Avenue East. Bicycle lanes are available on all perimeter streets in the neighborhood.
Interstate 35 East (I-35) borders the east edge of Western Hills. It is a north/south interstate of nearly 1,600 miles from Laredo, Texas, north to Duluth, Minnesota.
Minneapolis-Saint Paul International Airport is about 11 miles southwest. With mild traffic, drivers can reach it in about 20 minutes. It has two terminals and is a hub for Delta Air Lines, Sun Country Airlines and SkyWest Airlines.
Metro Transit provides frequent bus service to the Western Hills neighborhood.
I 35E runs along the eastern side of Western Hills offering quick access to downtown St. Paul.

Western Hills Park offers 6 acres and plenty of attractions
Western Hills Park is a well-appointed city park tucked into the neighborhood's east side. Residents living nearby can easily access a children’s play area, sports fields, paved walking trails, and sand volleyball courts. In winter, a sledding hill and skating rink bring neighborhood kids. Paved biking lanes also surround the park. Residents who live more than walking distance away will find about 15 spaces in the parking lot. Just west of Western Hills sits McCarrons Lake, a well-known fishing destination for nearly 20 species, including bluegill, largemouth bass and yellow perch. No wake boating and shoreline fishing are permitted. McCarrons Lake County Park at the lake's east edge provides a playground, a small beach, a sand play area for toddlers and a boat launch.

Pubs, pints and pad thai
On early mornings or busy weekends, grabbing a seat by the indoor fireplace at Caribou Coffee on Snelling Avenue is an achievement. Crooked Pint Ale House & Event Center offers tables, booths, windows and TVs designed to welcome groups and sports fans. McCarron’s Pub and Grill is an Irish pub with indoor and outdoor seating, breakfast, lunch and dinner menus, and a game day menu with specials served during any televised Minnesota professional sports game. Karen Thai serves pho noodle soups, pad thai and curry specialties and is open for lunch and dinner until 8 p.m. Locals head to Aldi for nearby groceries. When it’s time for retail therapy, people head 4 miles west to Rosedale Center mall, with more than 250 shops, professional services and restaurants.

Little Canada is an event hub for Roseville and Maplewood residents
After winter has departed, the 5K Sap Run in early May welcomes kids and adults to Gervais Lake. Prizes, food trucks and photos of each participant are part of the fun. In summer, families come out for Movies in the Park at Pioneer Park and the well-attended Ice Cream Social at Spooner Park in August. An airbrush tattoo artist is a big hit with little kids.
Local businesses participate in the Canadian Days Parade in Little Canada every August.
