Avra Valley is defined by spacious lots and mountain views
Avra Valley is a suburb west of Tucson that is notable for its secluded and quiet atmosphere. “Most people who move there choose it because of the available acreage,” says Sheila Myers-Moore, designated broker with SA Moore Realty Services, who has over 25 years of experience. “It’s growing fast, but it still feels very open and rural. There are three ZIP codes in the area, so there’s a lot of space, and there are fewer HOA restrictions, so people can bring their boats or RVs with them and not have to worry.” Many homes here look out at the Tucson Mountain ridgeline, their lots speckled with drought-resistant trees and comfortably removed from the bustle of the city.
Acreage and affordable prices draw buyers to Avra Valley
The residential streets of Avra Valley are lined with mesquite and palm trees, splashes of greenery in the desert expanse. Homes often sit on fenced-in lots, and residents enjoy plenty of space. “Even though there’s been lots of new development, there are still plenty of homes on an acre of land or more,” says Myers-Moore. “An 80-home subdivision just broke ground, but there are also manufactured homes where you can get more for your money if you’re looking for land and great views.” Mobile and manufactured homes in this neighborhood can fetch prices between $97,500 and $410,000, depending on square footage, build year and number of bedrooms. Stick-built homes with permanent structures, usually ranch-style and New Traditional houses with stucco siding, can cost anywhere from $160,000 to $580,000, based on build year, lot size and number of bedrooms.
Marana schools earn B ratings and offer career training programs
The Marana Unified School District offers open enrollment. Addresses within the Avra Valley neighborhood are zoned for Roadrunner Elementary School, which earns a B-minus from Niche. Marana Middle receives a B. Marana High School also scores a B and offers career training and technical programming in fields like law, photography, software development and welding.
Campgrounds, hiking trails and exotic animals draw visitors
Avra Valley is a popular destination for camping, seeing its fair share of traffic from travelers. “It’s a pretty drive straight south from that area to Ironwood Forest National Monument, so people are always coming through to camp or hike out there,” Myers-Moore says. Avra Valley is also close to the Red Hills Visitor Center at Saguaro National Park, where hikers can observe some of the largest cacti in the country. Ghost Ranch Exotics is nearer to home, offering visitors the chance to feed and pet capybaras, warthogs and other animals.
Residents rely on commuter lanes for shopping and groceries
Shopping options within Avra Valley itself are limited. “There aren’t a lot of grocery stores or shopping in that neighborhood. Most are little convenience stores or the Dollar General that you’ll pass on your way home from work,” Myers-Moore says. “They just built a huge Fry’s Marketplace on Thornydale Road, and you pass by another on Tangerine Road heading back from Tucson. You’ll also have to pass shopping centers on your way home from work, so it isn’t too inconvenient.” Restaurants in the area include Circle S Saloon, and residents can head just east to Sky Rider Coffee Shop for coffee and classic American diner fare.
Interstate 10 is the quickest way to access nearby cities
There are no public transportation options available in Avra Valley. The quickest route to nearby Tucson is West Marana Road, which connects to Interstate 10. The interstate is also the easiest way to access Carondelet Marana Emergency Center for medical care and the Tucson International Airport.
