The Continental Reserve’s residential communities replaced cotton farms and open spaces at the start of the 21st century in Marana, a city about 15 miles north of Tucson. “[The neighborhood] is on the west side of the freeway, but it has its infrastructure. There’s every kind of restaurant and bar you could imagine, and then you’ve got hardware and auto parts stores. Hence, it’s its own little community,” says Dan Grammar, a Realtor with Realty Executives Arizona Territory, who has over 20 years of experience. “It’s self-sufficient, so from a buyer’s perspective, you don’t have to go anywhere to get anything or to get anything done that they need.”

Apartments and sidewalk-lined subdivisions with Spanish Revivals

Subdivisions branch off Continental Reserve Loop, a thoroughfare with a sidewalk connecting homes to Continental Reserve Park and Rattlesnake Ridge Elementary School. The Featherstone subdivision has many Pueblo Revivals, which are priced around $360,000 to slightly over $535,000. Spanish Revivals are common in the neighborhood, from the Diamante Vista community to the gated Sierra Crest subdivision. Homes vary from one to two stories, with prices ranging from about $320,000 to $615,000. Most houses are owned though some rent for about $2,000 to $3,500 monthly. Parks with shaded playgrounds, athletic fields and trail access

Continental Reserve Park is a neighborhood green space with a shade-protected playground, basketball court and baseball field that hosts Little League games. The park also includes a tennis court with lights and a Ramada picnic area. Saguaro National Park West spans 25,000 acres of desert, with cacti, and has trails of varying length, difficulty and bike-friendliness. The park’s Passey Loop Trail is accessible from the Continental Reserve and runs for over a mile. South of the neighborhood, Crossroads at Silverbell District Park includes a dog park, splash pad with lights and multipurpose fields. Marana’s Independence Day celebration, the Star-Spangled Spectacular, is hosted at the park. The event features a classic car show, bounce houses and culminates with a fireworks finale.

Open enrollment and project-based learning in Marana schools

Marana Unified School District serves Continental Reserve and has an open enrollment policy. Schools include Rattlesnake Ridge Elementary, a kindergarten through sixth-grade school that earns an A-minus grade from Niche. Marana Middle School provides instruction for seventh- and eighth-grade students and earns a B grade. Marana High School also earns a B and allows students to concurrently enroll in the Marana Vista Academy, a project-based learning program with internship opportunities.

Interstate 10 travel through Tucson and access to The Loop

Bike-friendly roads, such as Silverbell Road, connect the Continental Reserve to The Loop, a 138-mile car-free path that travels through Tucson. Interstate 10 runs north and south, tying the community to downtown, about 15 miles south, and the Tucson International Airport, about 25 miles away. Restaurants on Silverbell Road, national grocers and shops

Continental Reserve does not have a dedicated retail hub but does lie between various shopping centers, including one anchored by a Safeway and another with a Fry’s Food Stores. Restaurants line Silverbell Road, such as the family owned La Olla Mexican Cafe, serving Sonoran-style cuisine. “Li’l Abner’s Steakhouse predates the community. It was way out there on a dirt road in the middle of nowhere in the 1980s, and they built the community around it,” Grammar says. “If you go inside, it’s got wood floors and a wooden bar with everybody’s initials carved in it.”
