Gladden Farms was once a collection of cotton fields set 22 miles north of Tucson, but in 2004 became the city of Marana’s first master-planned community. Various paths connect the neighborhood's subdivisions to natural and communal gathering spaces. “You feel like it's not part of a homeowners association, 'cause it’s like we're living in a community. We’re involved with our residents, and our events set things apart,” says Vanessa Lopez, the Community Manager at Gladden Farms. With its active social calendar and abundant natural space, Gladden Farm boasts opportunities to get involved in the community and partake in hobbies without traveling to central Tucson.

Splash pad, zipline and themed neighborhood playgrounds
The community includes over 850 acres of green space and 30 parks with different themes and equipment. Ninja Park is popular in the Brookstone subdivision for its obstacle course, and the Paws ‘n Claws Park includes a zip line and dinosaur playground. Gladden Farms Community Park has the local splash pad, and a pedestrian tunnel connects the park to Compass Park, an open green space.
An extension of the 137-mile, city-wide Chuck Huckleberry Loop trail was added to the neighborhood in 2024. “It’s also just nice to walk the neighborhoods,” says Cathy Morency, a local Realtor with over four years of experience with Coldwell Banker Realty. “There's not many places that are integrated with walking trails. There are so many in Gladden Farms that at least you wouldn't feel like you were living Groundhog’s Day.”

Subdivisions and the Gladden Farms Community Association
Gladden Farms was first developed in 2004, and the trees and Saguaro cacti planted in the earliest subdivisions are now as tall as the neighborhood’s single-story Spanish Revival homes. Homes have between two and six bedrooms, and prices range from $300,000 to $820,000, depending on square footage. The Gladden Farms Community Association (GFCA) serves the community and has a prominent presence. "You develop these personal relationships," Lopez says. "I had one of the kids come up to me and hug me, and I'm seeing parents that are residents, and we're talking and just connecting with them in a way that's not usual for an HOA." The GFCA charges monthly fees of $250 for the maintenance of parks and paseos, and the organization of local events.

Community yard sales and seasonal events
Events organized by the Gladden Farms Community Association include food truck nights and yard sales. Popular seasonal events include an Easter celebration where special guest Bella the Bunny joins kids for an easter egg hunt, and Winter Wonderland, a December festival with a Santa and Mrs. Claus meet-and-greet. “We wanted to have reindeer rides, so we put little antlers, tinsel and decorations around miniature horses,” Morency says.
Marana schools and on-site CTE courses
The neighborhood has long had one school, Gladden Farms Elementary, which serves kindergarten through Grade 6 and earns a B-plus from Niche. In August 2025, though, Tangerine Farms will open and serve kindergarten through Grade 8. Until then, elementary school students will continue to Marana Middle, which serves Grades 7 and 8 and is rated B. Marana High School also receives a B and offers various Career and Technical Education (CTE) courses on-site, including agriscience, sports medicine and welding technologies.

Major retail chains and additional restaurants are within a 10-mile drive south on Interstate 10, at the Arizona Pavilions shopping center and Tucson Premium Outlets.
