Marietta's Austin neighborhood offers a mix of established and recently built homes located a mile east of downtown and under a mile west of Interstate 75. "It's walkable, you're not very far from Marietta Square and it's affordable," says local Realtor Jo Beth Weaver Century 21 Connect Realty. She's sold homes across the region for 15 years and resides in Marietta. "You can quickly get anywhere in downtown Marietta because it's centrally located, and it's not very far from downtown Atlanta," Weaver says. Austin's housing values generally run below the Atlanta metro area, and dozens of retail stores and local restaurants are nearby.

A mix of midcentury homes and contemporary colonials
Austin features several cottages and bungalows built in the 1950s and '60s. They typically measure 700 to 1,300 square feet, have at least two bedrooms and sell for $215,000 to $400,000. Homeowners and investors have renovated a few and sold them closer to the $400,000 mark. There are also several midcentury ranch-style homes. Most of the community's newest homes, built after 2010, are in the Marvelle subdivision. They're mainly pastel contemporary colonials and townhomes that measure over 2,000 square feet with three to five bedrooms. They sit on manicured, quarter-acre lots and list from $400,000 to $570,000. Outside the Marvelle subdivision, the community has few sidewalks, but residents still enjoy evening walks.

Marietta City Schools earn high remarks on Niche
Marietta City Schools scores an overall A on Niche and is Georgia's fourth-most diverse school district. Park Street Elementary School receives a B on Niche, and Sawyer Road Elementary School has a B-plus. Students advance to Marietta Sixth Grade Academy for a year, which has a B-plus on Niche. Marietta Middle School serves seventh and eighth graders, scoring a B-plus, and Marietta High School has an A-minus. The high school's College and Career Academy offers career pathways from Air Force JROTC and biotechnology to computer science and culinary arts.
Park Street Elementary School serves over 450 students with a 10 to 1 student-teacher ratio.

Pocket parks surround Austin
The community is near several parks and green spaces. Lawrence Street Park, located just west, features an outdoor playground and is home to the Hugh L. Grogan Jr. Community Center. The Marietta Police Athletic/Activities Leagues operates the community center, offering recreational activities, including sports clinics and martial arts classes. Victory Park sits under a mile south and has a sand volleyball court, several benches and a short, paved path. Additional pocket parks, like Custer Park and Birney Park, offer nearby playgrounds and sports facilities. Kennesaw Mountain National Battlefield Park, located about 4 miles northwest, is an outdoor recreation hub for communities across Marietta. "Kennesaw Mountain is where everybody goes," Weaver says. It offers over 22 miles of trails and is popular for birdwatching and horseback riding.

Dining along Roswell Street and Cobb Parkway
Most of the community's commercial activity is concentrated along Roswell Street and Cobb Parkway. Roswell Street features several locally owned Mexican restaurants, from Julia's Taqueria to El Borrego de Oro. Locals also enjoy Mulligan's, a small bar that serves draft beer, cocktails, burgers and fried appetizers. Nearby grocery stores include Supermercado La Villa and El Quetzal Supermercado. And according to Weaver, "Cobb Parkway is full of everything," she says. "All the big-box stores are there." Walmart Supercenter and Sam's Club are just south of the community, with dozens of fast-food and chain restaurants. Just east, the iconic Big Chicken at KFC towers with an ever-moving eye. "It's a landmark," Weaver says. "You know you're in Marietta when you're at the Big Chicken."

CobbLinc bus rides and heading into Atlanta
CobbLinc, Cobb County's Transportation System, operates buses that stop along Fairground Street and Roswell Street. While the community offers public transit access, Marietta is mainly car-dependent. Locals typically hop on Lawrence Street to reach downtown Marietta, just over a mile west. Wellstar Kennestone Regional Medical Center sits 2 miles away. Interstate 75 is accessible just east of the community, leading about 20 miles into downtown Atlanta.
