Preserved historic homes near downtown Marietta
Located between Wellstar Kennestone Hospital and downtown Marietta, the Church Street-Cherokee Street Historic District has seen many phases of the city’s history. “Marietta was fortunate. It didn’t get completely burned down during the Civil War. Some buildings here are quite old, though Marietta did suffer some damage,” says Val Lemoine, a Realtor with Keller Williams Realty Signature Partners, who grew up in Marietta. The neighborhood was designated a historic district in 2016 and features homes that are over 100 years old, along with new construction. Residents are within walking distance of downtown, pocket parks and local businesses. Lemoine notes that access to the A-rated school district is another major draw.

Classic architecture on Church Street
Spacious lawns and sidewalks frame the district's renovated properties, which date back to the late 1800s and early 1900s when walkability to the city center was essential to daily life. “You’ll find houses that are 150 years old,” Lemoine says, adding that historic residences off the main feeder streets leading into the square must follow strict guidelines for any changes to the exteriors. Most homes feature traditional architecture, including Georgian, Queen Anne, Cape Cod, Craftsman and bungalow styles, many with more than four bedrooms. While the turn-of-the-century houses comprise most of the residential landscape, the district also offers several properties built through the mid-1900s and early 2000s, along with a growing number of new builds constructed in 2024. Across home types, current listings range from $965,000 to well over $2 million.

Summers at Elizabeth Porter Park & Playground
Locals can easily walk or drive to several parks. Church Street Park, opened in late 2024, is a small common space with benches and bike racks along the 10-mile Mountain to River Trail. Nearby, Lewis Park offers a dog park, baseball field and tennis courts. About a mile away, Custer Park Sports and Fitness Center has memberships for sports leagues or a workout. The North Marietta Neighborhood Community Garden, established in 2012, has over 24 garden beds and hosts outdoor classroom activities. South of the garden, Elizabeth Porter Park & Playground features a large sprayground, set to open mid-2025 and charges a daily admission.
Residents can go for long walks along the Mountain to River Trail.

Shopping, dining and community in downtown Marietta
This historic district is less than a mile from the heart of Marietta. “Downtown Marietta has Marietta Square Market, a food hall that is super quaint. You’ll also find high-end boutiques and upscale dining downtown,” Lemoine says. Mac’s Chophouse downtown is known for its steaks and seafood, and closer to the neighborhood on Margaret Avenue, Good Kitchen and Market serves plant-powered breakfasts and lunches in a historic bungalow with an outdoor patio. “The [area] is also near Wellstar Kennestone Hospital, and stores like Trader Joe’s, Sam’s Club and Costco are a short drive away. Everything you need is in Marietta,” he says. Locals can also walk to several yoga studios, gyms, and coffee shops like Sessions Stand, a spacious spot with couches, chairs and pop-up markets.

Fresh produce at the Marietta Square Market
Marietta’s historic downtown celebrates occasions year-round. “Every Saturday, Marietta Square Artisan and Farmers Market at Marietta Square fills half the square with food vendors, locally baked goods, restaurants and shops,” Lemoine says, adding that the city’s Fourth of July celebration draws large crowds. Locals often attend Earl and Rachel Smith Strand Theatre shows, he says. “It’s housed in a [nearly' 100-year-old marble building and still hosts plays, concerts, movies and weddings."
Residents can shop for fresh produce from Jody's Farm at the Marietta Square Farmers Market.
The historic Strand Theatre features live shows, films, and comendy events.

West Side Elementary School has an A grade, completed a $13 million renovation in 2023 and offers the Talented and Gifted (TAG) Learning Academy.
