The community of Dixie has become increasingly residential over the years, desirable for its location just a mile south of Marietta Square. "Historically, it grew up more as a commercial area," says local Realtor Tim Cowan of Keller Williams Realty Signature Partners. Cowan has sold homes across the region for over 18 years and lives in Marietta. Now, "a lot of the development happening in Smyrna is headed up toward the Dixie area. Location-wise, it's got a lot of potential to be a desirable place to live." New construction draws buyers as housing values remain under the greater Atlanta metro area.

The neighborhood also features 21st-century subdivisions with newly built townhomes and contemporary colonials. Marietta City Schools earn high remarks on Niche
Marietta City Schools scores an overall A on Niche and serves over 8,700 students. Hickory Hills Elementary School receives an A-minus on Niche, and Marietta Sixth Grade Academy has a B-plus. Marietta Middle School, which serves seventh and eighth-grade students, scores a B-plus. Marietta High School has an A-minus and features a College and Career Academy with career pathways from sports medicine and public safety communications to construction and computer science.
