Dixie is an established community in transition

The community of Dixie has become increasingly residential over the years, desirable for its location just a mile south of Marietta Square. "Historically, it grew up more as a commercial area," says local Realtor Tim Cowan of Keller Williams Realty Signature Partners. Cowan has sold homes across the region for over 18 years and lives in Marietta. Now, "a lot of the development happening in Smyrna is headed up toward the Dixie area. Location-wise, it's got a lot of potential to be a desirable place to live." New construction draws buyers as housing values remain under the greater Atlanta metro area.

Historic bungalows and contemporary colonials

Homes here are a mix of the old and the new. Historic bungalows and Lowcountry-style homes date back to the early 1900s and sit near Atlanta Street. They measure 800 to 2,000 square feet, and many have been renovated. Midcentury cottages and ranch-style homes offer at least two bedrooms. The neighborhood also features 21st-century subdivisions with newly built townhomes and contemporary colonials. Newer homes usually measure 1,500 to 2,500 square feet and sit on close-quartered lots along sidewalk-lined streets. Homes here typically list from $285,000 to $675,000. New builds start at $400,000, and a renovated historic home can reach the $675,000 mark.

Dixie is near several parks and green spaces

At the heart of the community is Hedges Park, a small green space with a swing set, a covered pavilion and a basketball court. Larry Bell Park, located just east of the community, is a hub of recreational athletics. It's home to the Gymnastics Center, The Central Aquatic Center and the Cobb Civic Center. It also features tennis courts, four baseball fields, batting cages and a track. It engages the community through Cobb County-operated sports and programs. To the community's west, City Club Marietta features an 18-hole golf course, a full driving range and several putting areas open to the public. Kennesaw Mountain National Battlefield Park offers over 20 miles of woodsy trails about 4 miles northwest of the community.

Marietta City Schools earn high remarks on Niche

Marietta City Schools scores an overall A on Niche and serves over 8,700 students. Hickory Hills Elementary School receives an A-minus on Niche, and Marietta Sixth Grade Academy has a B-plus. Marietta Middle School, which serves seventh and eighth-grade students, scores a B-plus. Marietta High School has an A-minus and features a College and Career Academy with career pathways from sports medicine and public safety communications to construction and computer science.

CobbLinc buses and heading into downtown Marietta
