Fair Oaks is an unfussy suburb with a variety of home options
Just west of Dobbins Air Reserve Base, Fair Oaks offers a classic suburban community close to major commercial areas. Fair Oaks sits between the cities of Marietta and Smyrna, and access to those communities and the highway system draw buyers, says Realtor Paul Zachos with Keller Williams Realty. "It's a transitional area where a lot of new construction and renovation is taking place. The community also has homes that need investors, so this area is just waiting for buyers," Zachos says. "It's also close to Marietta and the stadium where the Braves play, so there's a lot available nearby." Fair Oaks is a simple, unfussy suburb, but the simplicity is precisely what buyers enjoy.
Renovated mid-century homes and new construction build out Fair Oaks
Fair Oaks was established in the mid-20th century. Most homes feature classic mid-to-late century styles, like Craftsman-style bungalows, ranch-style homes, and shingle or brick cottages. The neighborhood is a little older, surrounded by tall oak and pine trees, and features modest, tidy lots. Many of these homes are being renovated as they come on the market, and new ranch-style and modern farmhouse-style homes are building out the community. Homes generally list between $375,000 and $525,000. New, contemporary-style townhouses are also available, with prices ranging between $225,000 and $425,000. "There's a lot of new construction available, especially townhouses, because they're easy to build," Zachos says. "Housing in Atlanta is tough, but we're getting more inventory out here, and hopefully, prices and interest rates will drop."
Many Cobb County schools serve Fair Oaks students
Cobb County School District serves Fair Oaks families. All students in the community are zoned for Pearson Middle, which earns an overall C-plus rating on Niche. Students north of Barber Road can attend B-minus-rated Fair Oaks Elementary and C-plus-rated Osborne High. Those living south of Barber Road can attend B-minus-rated Green Acres Elementary and A-minus-rated Campbell High. Campbell offers students several diploma programs, including International Baccalaureate and Fine Arts programs. There are also charter and private schools available, such as The Walker School, for which Niche gives an A-plus rating and ranks as the top private school in Cobb County.
Close to community parks and public golf courses
Several recreation spaces surround Fair Oaks, including the park that shares its name. Fair Oaks Park is an ample green space surrounded by woods, offering a recreation center, football field, sports courts, a playground and a community garden. The park holds many youth league games, like the Marietta Cardinals football team. Nearby, Cobb Park offers a large playground with shaded seating for parents, Burger Park is a favorite for dog owners, and Tumlin Park is another go-to for its athletic fields and courts. Fox Creek Golf Course and Driving Range is just southeast of the community, featuring an extensive public course popular for tee time.
Dining and retail along South Cobb Drive and Cobb Parkway
Fair Oaks sits close to several major thoroughfares, including South Cobb Drive, which runs into Smyrna. This road has a Kroger, chain restaurants and local sports like Las Tejitas, a classic taqueria, and Pho Hoang Long, a homey Vietnamese restaurant. Nam Dae Mun Farmers Market is nearby and offers an international selection of produce, meat and seafood. Cobb Parkway is also nearby via Windy Hill Road Southeast. This area offers the Cumberland Mall and big box stores like Target, Walmart and Costco. There are a few entertainment spaces here, like the Cobb Energy Performing Arts Center, and Truist Park, home to the Atlanta Braves. "You're about 10 minutes from Marietta Square, which is really cool. It has beautiful gazebos and closes down the surrounding streets for art shows, concerts and the Christmas Parade," Zachos says. In addition to the events on the Square, residents can visit downtown Marietta to stroll through the Marietta Cobb Museum of Art or dine at various coffee shops, bars, breweries and restaurants like Gianni and Mac's. This Italian trattoria-style eatery offers authentic Italian dishes and an extensive wine and cocktail list.
Accessible commuting with I-285
Fair Oaks is close to Interstates 285 and 75, making the area's major highways accessible. There are MARTA bus stops on roads like South Cobb Drive and Atlanta Road Southeast. Downtown Atlanta is about 20 miles away, and the Hartsfield-Jackson Atlanta International Airport is 30 miles from the community. The closest medical center is Wellstar Kennestone Hospital in Marietta. Fair Oaks has a CAP Index crime score of 6 out of 10, just over the national number of 4, and driven up by high property crime scores.
