Polk is a walkable neighborhood near downtown Marietta
Polk borders the city’s historic downtown and Marietta Square, separated by a railroad track. The neighborhood houses Marietta’s middle school campus and the district’s high school stadium. Sidewalks line the walkable streets. “My grandchildren walk from the middle school up to the square very often after school,” says Dorothy Woodruff, a longtime Marietta resident and member of the city’s Historic Board of Review. Teens often hang out at the coffee shops or other eateries in the area, doing homework after school. “It’s a great environment,” Woodruff says. Polk is also home to several churches, as well as the Winnwood Retirement Community.
Polk offers residents convenience to many retail and restaurants along Whitlock Avenue.

There are more than 200 homes in Polk, with a median year of construction of 1940. Many Arts and Crafts homes average about 1,900 square feet and have large, tree-lined yards. “There are a few new homes scattered in and out of that area, but most of them are homes that have been there quite some time,” says Woodruff. Some sections of the neighborhood have elevated lots, with stone staircases fronting many properties. Homes range from $750,000 to $850,000. Houses in this area are in demand and usually spend an average of 21 days on the market, lower than the national average of 46 days.

A-minus and B-plus ranked schools with an elementary school choice program
Children in Polk are zoned for West Side Elementary, which has an A on Niche. They then go on to Marietta Sixth Grade Academy and Marietta Middle School, which both have a B-plus rating. They finish their education at Marietta High School, which has an A-minus. The middle school campus, which is in the neighborhood, straddles Polk Street and is connected by a covered walkway built over the street. The district has a school choice program at the elementary level that allows parents to submit transfer requests to any of the other elementaries in the system.

Eateries and boutiques on the Marietta Square
Polk is less than half a mile from Marietta Square, which has an array of dining options, including the popular Taqueria Tsunami, a Latin-Asian Georgia chain. Residents can also enjoy seafood, burgers, ice cream and bubble tea on the square. There are also several boutiques in the area. For groceries, many Polk residents head to Kroger or Lidl on Whitlock Avenue. The Marietta Melt Yard, a casual family-friendly eatery and arcade, is also on Whitlock Avenue.
When the weather is nice, you can have a meal on the patio of Taqueria Tsunami downtown.

Playgrounds and the Mountain to River Trail
There are a couple of small greenspaces within the neighborhood, where residents can rest on a bench during their weekend or evening walks. For playgrounds, tennis courts and baseball fields, residents can head north to Lewis Park or west to Laurel Park. The Mountain to River Trail, a favorite for walkers and bikers, stretches from Kennesaw Mountain National Battlefield Park to the Chattahoochee River National Recreation Area. It runs through downtown Marietta.

Farmers markets and homecoming on the square
Woodruff says Marietta still feels like a small town, especially the areas near downtown. The square is closed off for homecoming each year for the school band and parade. “You just don’t see that in a lot of towns anymore,” she says. A weekly farmer’s market, monthly art walk and the annual Chalktoberfest are also held on the square.

Conveniently between Kennesaw Mountain and I-75
Polk Street is an important thoroughfare in Marietta. It runs east into the North Marietta Parkway, which runs farther east to Interstate 75. Whitlock Drive, or Georgia State Route 120, runs east and west, giving commuters a direct route between Kennesaw Mountain National Battlefield Park to the west of Polk and downtown Marietta to the east. Farther east, SR 120 crosses I-75 as it continues into Cobb County and through Alpharetta before terminating in Lawrenceville.
