Southwestern Marietta blends suburbs with commercial hubs

The community of Southwestern Marietta comprises a large area that locals often refer to as “West Cobb,” as in, the west side of Cobb County. This eclectic community spans a large portion of Marietta and mixes established suburban subdivisions with bustling commercial areas. The Kennesaw Mountains, downtown Marietta, Truist Park and Atlanta’s The Battery are not far away from many parts of the community. Its residents, a near 50-50 split of owners and renters, have a rich assortment of housing options to choose from, including single-family homes, apartments, condos and townhouses.

Housing styles vary from modest condos to large custom estates

Homes in Southwestern Marietta include ranch-style, New Traditional, split-level, Colonial Revival, Cape Cod and sprawling custom estates. They sit on lawns landscaped with grass and mature trees along quiet, winding streets. Prices range from around $250,000 all the way to $960,000, with higher priced homes usually having four bedrooms and spanning over 3,000 square feet. HOA fees vary greatly by subdivision, with some HOA-free areas available. Condos and townhouses are also available, ranging from petite two-bedroom units to large three- and four-bedroom properties, priced between around $160,000 to around $450,000.

Zoned schools, including Osborne High, rate from B-minus to C-plus

The Cobb School district serves the neighborhood, rates an A on Niche and offers a school choice system that blends magnet programs, HB 251 transfers, and sibling accommodations. Transfers hinge on space availability, with a lottery if demand exceeds capacity. Magnets can require academic eligibility and auditions. Children can attend B-minus-rated Labelle Elementary, B-rated Smitha Middle and C-plus-rated Osborne High. Ebonee Clark, a Realtor with Indigo Road Realty who sells throughout the Atlanta metro area, says that for many residents, being zoned to Osbourne High is a major plus. “They have a really great STEM program,” she says. Osborne High also has multiple clubs and organizations including Graphic Design Club, Fantasy Gaming Club and Sociedad Honoraria Hispánica, which aims to promote interest in Hispanic studies.

Residents stay active with hiking, sports and golf

The Kennesaw Mountains are nearby, and the Cheatham Hill Trailhead is on the west side of the community. Hikers and bikers head there for trails that wind through meadows, creeks and Civil War-era relics. Steve & Virginia Tumlin Park and Laurel Park offer playgrounds, tennis courts and picnic areas. The Fair Oaks Recreation Center has basketball courts, ball fields and soccer fields outdoors and classes, and activities indoors. Fox Creek Golf Links and City Club Marietta offer public courses.

Shopping, dining in the area and in nearby downtown Marietta

Residents living on the north side of the community are a short drive to Marietta Square, a buzzy downtown shopping, dining and entertainment destination with a mix of popular local restaurants. Clark says one of her favorites is Mac’s Chophouse, a hip steakhouse. “My husband and I love to go to Mac’s… It’s great for date night,” she says. Marietta Square Market Food Hall is another popular dining spot for its variety; it has more than 20 vendors. Local boutiques, galleries, theaters and Glover Park are also located around the Square.

Within the community, residents pick up groceries at Aldi and Publix near State Route 360, and Kroger and Lidl along State Route 120. Marietta Melt Yard is a popular local restaurant in the area, serving comfort food in a fun, carnival-inspired environment. Night owls can flock to Kastaways Food and Spirits, a bar that stays open until 2:30 A.M.

Downtown events include Chalktober Fest and Art in the Park

Residents head to Glover Park downtown for its various events, like Art in the Park, which runs through Labor Day weekend and features artwork by almost 200 artists from across the country; Chalktober Fest, an October event where local artists create impressive chalk drawings on the street; and the Glover Park Concert Series, which runs the last Friday evening of each month between April and September.

CobbLinc buses and highways offer commuting options

Routes 360 and 120 are the major roadways in the community. They connect to downtown and Interstate 75, which leads to Atlanta. Route 360 has a few CobbLinc bus stops along it. Wellstar Kennestone Regional Medical Center is near the community’s north side and has an emergency room. Hatfield-Jackson Atlanta International Airport is roughly 30 miles from the center of the community.
