When Victory Heights was developed in the 1940s, it was a suburb of necessity; Marietta’s new Bell Bomber plant needed somewhere to house the laborers working to craft B-29 aircraft through World War II. Long after the Allies achieved victory overseas, that starter home neighborhood has retained the name Victory, and the neighboring aerospace industrial area instead bears the names of Lockheed Martin and Dobbins Air Reserve Base. Victory's preserved suburban core and location between Marietta’s cultural and commuter centers have ensured its longevity, as have the community schools and strip malls built in and around it in more recent years. “Victory has stood the test of time because of its location. Lockheed Martin is a major employer for us, and it was literally built so that you could walk to that area to work. It’s close to all kinds of grocery stores and you can get to Interstate 75 and Atlanta very quickly,” says Stephanie Turner Lee, a Realtor with Atlanta Communities West Cobb who has specialized in the Marietta and Cobb County markets for 25 years.

The street names in Victory highlight its enduring role in local industry as well as its classic, meandering suburban planning; Park Avenue connects its namesake green space to Victory Drive and Aviation Road. On these sidewalk-lined streets, residents live in original minimal traditional homes built in the 1940s that sell for $260,000 to $385,000. Victory Park and proximity to major Marietta recreation hubs

Victory Park is a sloping, forested strip park, crossed with paved walking trails that pass a trickling stream and exercise and playground equipment. Schools offer more playgrounds and athletic fields for kids. Marietta Square is less than two miles away, a verdant green that centers the city’s boutique shopping and dining district that also doubles as a venue for farmers markets and annual traditions like Chalktoberfest, where art and beer collide. Attending a few Marietta City schools within the neighborhood

Kids can attend kindergarten through sixth grade within Victory, transitioning between Park Street Elementary School and Marietta Sixth Grade Academy, which earn a B and B-plus from Niche respectively. Marietta City Schools operates a school choice system, so parents can apply to place their students in the district’s five other elementary schools. There’s another option outside the choice system within Victory: the A-rated Marietta Center for Advanced Academics. The center’s magnet STEAM program for third through fifth graders has earned it the title of National Blue Ribbon School in 2013 and 2019. Marietta Middle School earns a B-plus and Marietta High School earns an A-minus.

Commuting around Marietta and south to Atlanta

Some of the biggest players in Cobb County’s aerospace and education industries are within a few miles of Victory on the other side of South Marietta Parkway, including Dobbins Air Reserve Base, Lockheed Martin and Kennesaw State University Marietta Campus. CobbLinc buses offer access to other regional hubs like Wellstar Kennestone Regional Medical Center, which is also a few miles from home. Atlanta commuters head to Interstate 75 on the roughly 20-mile drive to the city. Hartsfield-Jackson Atlanta International Airport is about 30 miles away.

Shopping and dining at strip malls around Victory

The strip malls off U.S. Route 41 are anchored by nearby retailers like Walmart and Sam’s Club, while Food Depot and Family Dollar stand along South Marietta Parkway. Restaurants also line these strips just outside Victory, but one KFC is more than a national chain – it's a Marietta landmark thanks to the 56-foot tall Big Chicken sculpture. "The beak moves – I have a picture of him in my office. People use it to give directions, like, ‘Turn left at the Big Chicken.’ We all love the Big Chicken,” Turner Lee says. Locally owned restaurants stand down the road from this roadside attraction, including the neon-lit, chrome-covered Marietta Diner. A few small churches like Roswell Street Baptist Church hold services within Victory.

Limited noise from Dobbins Air Reserve Base

While Dobbins is a reserve base, meaning its airspace is not as active as other Air Force installations, Victory’s residents may still hear some aircraft noise. The military puts out online bulletins when residents near the base may hear things like artillery training on base.
