Dacusville is a welcoming community
Situated among rolling hills with views of the Blue Ridge Mountains, Dacusville is a rural community just 15 miles from downtown Greenville. The area offers homes with sprawling lots at a lower cost than its city neighbor. Despite the distance between properties, people in the community are well-connected and often share decades of experiences. “It’s a lot of staple families that grew up in the area and have passed on their legacy to other family members,” says Melissa Hall, a real estate agent with Allen Tate, who grew up in the area and has sold several homes there.
While many residents go back generations, the area is seeing an influx of newcomers. “We are happy to have them, says Marie Graziano, a Realtor with Open House Realty. Graziano moved to Dacusville 20 years ago largely because of the welcoming nature of the community and she says that hasn’t changed. “Dacusville has an Easley address, but it’s really different. It’s friendlier. There are the old-school ways of people opening doors for you and people waving when they drive by,” she says. “You can get to downtown Greenville in 15 minutes from Dacusville and it’s all back roads. You get to escape the world but still be convenient to the world. I love Dacusville. It's a hidden gem.”

Dacusville offers homes with plenty of land
Many homes sit on multi-acre properties with wooded lots. Dense greenery lines the residential streets, concealing many homes behind a wall of mature trees. Ranch homes from the 1980s and contemporary homes with two-car garages are common here. “It’s less neighborhoods and more individual properties,” Graziano says. “It’s a beautiful time to get in while the prices are low. We haven’t caught up with the rest of the country. It’s still affordable here.”
Though the occasional home needing renovation can be found for less than $200,000, Hall says, “$150,000 is not really the norm anymore. The norm in the area would be more like $250,000 to $300,000.” For those looking for rare homes over 3,000 square feet with more than 20 acres, prices can run from $800,000 to over $1 million. No matter the price point, houses in Dacusville are not part of a homeowners association—a feature that remains a draw for many homebuyers.
