Surrounding Indiana Wesleyan University’s campus south of downtown Marion, College Park doesn’t feel like a college town. Instead, it draws residents wanting to be close to a large commercial hub. “Everything used to be directed to the north side of Marion,” says broker Sally Jenks with RE/MAX Realty One. “But ever since they put the mall down south, the area has really taken off. It’s definitely where people want to be in terms of restaurants.” Western Avenue runs alongside the neighborhood, lined with restaurants and supermarkets for more convenient shopping and access to Marion’s favorite eateries. Still, the proximity to the university means students and employees there are close to work and home when living in College Park.

Cape Cods and historic Nationals throughout College Park
College Park’s narrow streets almost have a rural feel, lined with Cape Cods and ranch-style homes painted in neutral tones. Historic Nationals date back to the early 1900s, but the other homes were constructed closer to the '50s. Yards have an open feel, with only the occasional tree rising over the rooftops. Instead, telephone wires crisscross overhead, casting patterned shadows in the evenings when the streetlights turn on. Homes in College Park typically sell between $75,000 and $200,000.

Completing courses early at McCulloch Junior High School
Sprawling across 350 acres, Indiana Wesleyan University has served students from its location at the heart of College Park for over 100 years. The collection of red brick academic buildings and dorms house over 3,000 undergraduate and graduate students pursuing a private, Christian liberal arts education. According to broker Joe Schroder with RE/MAX Realty One, the university is one of the biggest employers in the area, so the surrounding neighborhood's proximity to the campus creates a more convenient commute for university employees.
Young students just starting their education can head to Frances Slocum Elementary School for kindergarten through fourth grade. The school receives a C from Niche. Justice Thurgood Marshall Intermediate School serves fifth and sixth grade students and earns a C-plus from Niche. With a C ranking, John L. McCulloch Junior High School offers an advanced high school credit program where junior high students can get a head start on their required high school courses. Marion High School earns a B from Niche.
Mexican cuisine and rustic diners along Western Avenue
Stretching out along the western border of College Park, Western Avenue connects residents with Marion’s restaurants and supermarkets. J & L Breakfast and Steak House feels like a farmhouse, with cherrywood walls and a floral trim along the ceiling. Little trinkets sit along the walls and booths, watching over visitors are they enjoy breakfast favorites like pancakes and eggs or dinner specials like steak and grilled chicken. Casa Brava Authentic Mexican Cuisine’s vibrant red and yellow walls feature hanging masks and paintings. However, these two restaurants are just a sample of what’s available along Western Avenue. “What’s important to my granddaughters is the Chick-Fil-A down there,” Jenks says with a laugh. For groceries, Meijer is just across Western Avenue from College Park, less than a mile away. The Walmart is 1.5 miles away. CVS and Dollar General are both within the neighborhood, located on the southwestern side.

Driving along Nebraska Street to downtown Marion
While Western Avenue connects College Park residents with the area’s supermarkets and restaurants, people can take Nebraska Street to get to downtown Marion, about 2.5 miles north. Though many choose to drive, the city operates a public bus route that links the university campus to downtown. Also along Nebraska Street, Marion Health Family Medical Center is 3 miles away. While the Marion Municipal Airport south of the university serves general aviation traffic, those traveling on typical commercial airlines usually fly out of Indianapolis International Airport, 88 miles from College Park.
College Park's local community garden along 47th Street
While College Park has plenty of retail and restaurants nearby, the southern side of Marion is lacking for green spaces. When College Park residents want to get outside, they’ll have to venture outside the neighborhood to another part of Marion. By downtown, Ballard Field Soccer Complex over three soccer fields and extra practice spaces along its 19 acres, where it often hosts local leagues. Matter Park might be on the far side of town for College Park residents, but the 101-acre park attracts residents from across the city looking to take a stroll through the butterfly gardens or play a game of pickleball. College Park, however, does have the Green Acres Community Garden off 47th Street. Those with green thumbs can tend to the flowers and produce, using the shed on site to access gardening tools.

Celebrating James Dean in Fairmount every September
Every September in Fairmount, the James Dean Festival honors the actor with a parade, lookalike contests and a vintage car show. The actor was born in Marion, but moved to Fairmount as a young child. The annual event attracts visitors from all over Grant County. At Marion’s public airport, the annual Fly In, Cruise In has been showing off vintage and antique cars, aircraft and other vehicles for over 30 years. In October, Matter Park hosts Marion Fall Festival, where people can take hayrides around the park and roast s’mores over the bonfire.
