Centrally located Emily Flynn offers walkability to dowtown and trails

The Marion neighborhood of Emily Flynn, located southwest of downtown, is close to some of the city’s more notable green spaces, including Hogin Park and the Cardinal Greenway, a multi-city walking and biking trail. "[Emily Flynn] is convenient because it's in the heart . . . so no matter where you go, you're equidistant from everything," says Cathy Hunnicutt, a broker with Re/Max Realty One. "But the walkway is probably the biggest draw because literally, it is right there."

Older but well-kept bungalows, Minimal Traditionals and Cape Cods

Smaller single-family homes dominate this area, many dating to the mid-20th century. They include bungalows, Minimal Traditionals and Cape Cods. "There are a lot of older homes in that neighborhood because it's close to downtown, and I say that with respect [because] they're well-kept homes," says Hunnicutt, who is a Grant County native. While streetscapes vary, many homes have grassy front yards, which are usually large enough for kids to play. Prices start around $50,000 for fixer-uppers and reach up to about $150,000. Also anchoring the area is Aperion Care Marion, a post-acute rehabilitation and long-term care facility across from the neighborhood green spaces.

Green space is easy to find at Cardinal Greenway and Hogin Park

The Cardinal Greenway is easily accessible for walking and biking. Indiana's longest rail-trail, it stretches 62 miles from Marion to Richmond on the state's far east side. Nine acres in Emily Flynn are are dedicated to Hogin Park, which has a walking path, skate park, bocce ball court and picnic tables with grills. It's poised for a major upgrade through the Marion Skate Park Project. The Clarence Faulkner Community Center hosts private and public events here, including an annual Thanksgiving turkey and ham giveaway.

Intensive arts training and early college courses at Marion schools

Through the Marion Community Schools system, students can attend Kendall Elementary for preschool through fourth grade and Justice Intermediate for fifth and sixth. Both schools earn C-plus grades from Niche. McCulloch Junior High serves seventh and eighth graders and earns a C, and Marion High earns a B-minus. The district partners with the downtown Community School of the Arts, allowing seventh- through 12th-graders to receive intensive arts training. High schoolers can also take early college courses at the nearby Indiana Wesleyan University.

Downtown shops, restaurants and performance venues within about a mile

The neighborhood sits about a mile from the revitalizing downtown. Hunnicutt says the recent transformation has brought new businesses and foot traffic to boot. Downtown stops include barbecue and Mexican restaurants, performance venues and boutiques. The Community School of the Arts hosts theatrical productions at the CSA Civic Theatre. Some local staples are even closer to home. Just south, Aldi is a go-to for groceries. The Abbey Coffee Company is a favorite spot to caffeinate and get some work done. It serves a variety of traditional espresso drinks, including some signature seasonal flavors.

Walkway of Lights and local festivals mark the calendar

Marion earns the nickname "Christmas City, U.S.A." for its elaborate Walkway of Lights trail during the holidays. The festive display stretches two miles through town, with themes such as dinosaur land, cottage scenes and candy canes along the way. The Miracle on Third and Fourth Street downtown parade rings in the season in November. Marion added the Amplify Music Festival in 2025, while established traditions include the Fall Festival and the July Third Independence Day Celebration.

Sidewalks, bus routes and highways connect the neighborhood

Sidewalks, though not always connected, add walkability throughout the neighborhood. Emily Flynn is also near State Road 9 and South Nebraska Street, north-south connectors through town. The Marion Transit System provides fixed bus routes through the area. Marion Health, just over a mile north, serves the county with comprehensive healthcare services, including 24-hour emergency care. Fort Wayne International Airport, less than 50 miles away, offers 14 nonstop flight destinations within the U.S. Indianapolis International Airport offers a wider selection. It's about 81 miles away via State Road 37.
