Tucked away in a corner of the city, Southeast Marion combines quiet suburban living with access to the city’s landmark university and one of its primary retail corridors outside of downtown. “Over here has more older residential neighborhoods and more rentals because of all the students,” says broker Sally Jenks with RE/MAX Regency Real Estate.
Western Avenue runs along the western side of the city, lined with supermarkets and restaurants that people from all over the city come to visit. Further, Indiana Wesleyan University is just minutes from homes, offering a quick commute for employees working at one of Grant County's largest employers. Though close to a fairly large college campus and a highway retail corridor, the neighborhood is remote enough to give residents a quiet place to rest.

Ranches and bungalows throughout Southeast Marion
Most of Southeast Marion features ranch-style homes with the occasional bungalow. The southern side’s streets are narrow, lined by open front lawns and produce gardens in backyards. As people move north, the neighborhood takes on a more suburban feel, with sidewalks and front gardens featuring flowering plants. On the eastern side of Lincoln Boulevard, the Lincoln Hills subdivision’s winding streets are lined with streetlights and leafy trees that create a canopy over the road. Homes across the neighborhood sell between $40,000 and $150,000, with homes below $100,000 often requiring some initial maintenance and repairs before they are move-in ready.

Early high school credit at McCulloch Middle School
Southeast Marion students start at Allen Elementary School for kindergarten through fourth grade, before continuing onto Justice Thurgood Marshall Intermediate School for fifth and sixth grade. Niche gives both schools C-plus rankings. With a C rating, John L. McCulloch Junior High School’s Advanced High School Credit Program allows students to earn credit for required high school classes early. Marion High School earns a B and ranks as the 10th most diverse public high school in Indiana, according to Niche.
Founded over 100 years ago in Marion, Indiana Wesleyan University houses over 3,000 undergraduate and graduate students perusing a private Christian liberal arts education, making it one of the largest private schools in the Indiana as well as one of the most significant employers in the city. The campus spans almost 350 acres and its proximity to Southeast Marion means residents working there can live closer to work than in other neighborhoods in the city.

Access to downtown Marion and Gas City and Jonesboro
Southeast Marion is just over 2.5 miles from downtown, linked by Lincoln Boulevard and Adams Street. 38th Street runs along the southern side of the neighborhood, connecting residents with the supermarkets and restaurants along Western Avenue. The Martion Transit System also operates one of its bus routes along the roadway. Adams Street eventually becomes state Route 15, which residents can take when heading to Jonesboro or Gas City, both about 4.5 miles south. Just over 3 miles north, Marion Health Family Medical Center is the city’s hospital, but members of the military can also head to Marion VA Medical Center, 1.5 miles south. Those looking to travel beyond Indiana can fly out of Indianapolis International Airport, about 87 miles from Southeast Marion.
Grocery shopping along Western Avenue
While Southeast Marion has a Dollar General, residents can head to Western Avenue to stop in the Walmart Supercenter or Meijer for their weekly grocery shop, just 2 miles away. Horner’s Butcher Block is half a mile north. Western Avenue also features restaurants like Casa Brava Authentic Mexican Cuisine, a strip mall restaurant with bright yellow and orange walls. However, people on the southern side of Marion aren’t limited to just the city’s dining offerings. “It’s also closer to Gas City and Jonesboro, which are destination dining spots,” Jenks says. Gas City offers Pappies Smokehouse, a food truck turned restaurant with a mix of fishing gear and family pictures in wooden frames hung on the walls. Kammy’s Kafe in Jonesboro is an old-school diner where people go to catch up with their friends.
Meijer is the closest of the grocery store options to residents of Southeast Marion.

Biking along the Cardinal Greenway Trail in Southeast Marion
At the center of the Lincoln Hills subdivision, Lincoln Hills Park is an open space with a small playground within walking distance of homes in this part of the community. Stretching 62 miles through Indiana, the Cardinal Greenway Trail cuts through the eastern side of Southeast Marion, offering a space for residents to take a walk or bike. In the summer, residents wade into the lazy river or go down the slide at Marion Splash House. The Boys and Girls Club of Grant County has been in this community for over 50 years, offering homework help to local students and health and fitness educational programs.

Celebrating James Dean in Fairmount
While not in Marion itself, locals across Grant County head over to Fairmount every September for the James Dean Festival. “The actor was raised in Fairmount,” Jenks says. “And that draws people from all over the country.” The weekend festival celebrates the actor with a vintage car show, lookalike contests and carnival rides. Marion’s Municipal Airport might not function as a commercial passenger airport, but it has hosted the annual Fly In, Cruise In for over 30 years each August. Starting with a pancake breakfast, the event invites locals out to see vintage cars, antique aircraft, firetrucks and other vehicles.
The Garfield Trail goes through Southeast Marion to find all the Garfield statue landmarks.
James Dean is a big deal in the Southeast Marion area.
