Marlow Heights

Marlow Heights

$391,985 Average Value

Thanks to its many food and entertainment options and its proximity to the nation's capital, Marlow Heights is an attractive choice for those looking to live in the Washington, D.C. area. "It’s an upcoming neighborhood," says local Realtor Jonathan Hernandez of Keller Williams Capital Properties. "It's 10 minutes away from the city and more people are wanting to move there."

Marlow Heights has become one of D.C.'s most active suburbs. Situated in the historic Prince George County, which dates all the way back to the 1600s, Marlow Heights is chock-full of brick, hipped roof ranch homes and contemporary colonials, though there is an array of different home styles scattered throughout the neighborhood from two-story Cape Cods to multilevel duplexes. On average, homes can last on the market for as little as two to three weeks and range from $100,000 to upwards of $500,000, though single-family homes often price around $300,000 to $400,000. The community also features The Manor at Victoria Park — a senior living community in the heart of the neighborhood.

Bordering the Capital Beltway and bisected by St. Barnabas Road, Marlow Heights is easy to navigate by car and is only 8 miles outside of D.C.'s downtown area. Marlow Heights also includes several bus stops along St. Barnabas, and just east of the neighborhood sits the Branch Avenue station of Washington Metro's Green Line.

You'll have no trouble finding unique food choices here. While common fast food chains like McDonald's, IHOP and Domino's all have locations dispersed along the busy St. Barnabas Road, several local eateries also stand out. Country Style Chicken & Waffles is a go-to for Marlow Heights residents largely due to its signature breakfast menu, featuring pancakes, omelets, fish and, of course, chicken and waffles. Paisano's Pizza, housed in its unmistakable A-frame facade, is another popular restaurant in the area. It’s a staple for neighborhood residents in search of a fresh, hot slice.

Looking for ingredients to make a home-cooked meal? There are plenty of grocery options in Marlow Heights. Just off the Capital Beltway is Global Foods, offering fresh produce and many other grocery essentials. Located toward the neighborhood's northern end in Marlow Heights Shopping Center is the popular Giant Food store, which sits near a neighboring Dollar Tree. For other shopping needs, The Shops at Iverson, the first-ever enclosed shopping mall built in the Washington D.C. area, includes clothing stores, food shops and other retail markets.

For a fun day out with the family, head to AMF Marlow Heights Lanes to knock down a rare 7-10 split. The neighborhood bowling alley is a popular gathering place for community members and offers recreational leagues for locals looking to show off their skills. A quick drive down St. Barnabas will take you to North Barnaby Community Park. During the warmer months, the North Barnaby Splash Park offers swimming lessons for both children and adults. The park also includes a playground and an open field suitable for football, soccer and other outdoor games and activities. Temple Hills Park is another local hot spot. With a basketball court and outdoor grills, it is an excellent place to gather friends and family for birthday parties or casual hangouts.

Marlow Heights is served by Prince George's County Public Schools. Neighborhood children pre-K to Grade 5 may attend Barnaby Manor Elementary School while students Grades 6 to 8 go to Benjamin Stoddert Middle School. Teens further their education at Potomac High School, which offers an AVID and AFJROTC program and a competitive athletics department.

The draw to Marlow Heights is its convenience. Handy public transportation and food options have made the community an appealing choice with D.C.'s downtown area just a quick drive or train ride away.
