On Canada’s doorstep, Marysville is a riverfront industrial city with about 9,900 residents. While it may seem remote, the community provides direct access to healthcare, retail, dining and Lake Huron. Top employers include an Interstate Polymer factory and an ethanol refinery that processes corn trucked in from the surrounding farmland. “Marysville has very easy access to the expressway, so a lot of people also commute to Detroit,” says Realtor Stefanie Distelrath, who sells homes in the city with Sine & Monaghan Realtors. But life in Marysville isn’t all about work; residents turn out each summer for a carnival and each fall for a homecoming parade.

Houses along the Saint Clair River

The median single-family home price is roughly $250,000, which is in line with the state median and well below the national median. “Currently, Marysville’s has a bit more inventory than the surrounding areas because there’s been new construction,” Distelrath says. On the city’s northwest corner, there is a new development of Contemporary-style homes that are priced from $375,000 to $415,000. Midcentury ranch styles and cottages along the Saint Clair River are priced from $240,000 to $550,000. Otherwise, prices range from roughly $120,000 for early 20th-century fixer-uppers to $450,000 for 1990s Contemporary styles. Manufactured homes are priced from $25,000 to $60,000. Various 1970s condos and apartments are priced from $60,000 to $160,000.

Marysville Public Schools has a B-plus Niche rating, and its math and reading proficiencies are above state and national averages. There are three elementary schools, one middle school and one high school. Also according to Niche, the high school’s graduation rate is above state and national averages. Marysville High’s new building was constructed in 2010, and students run their own television news station that broadcasts locally.

Riverfront amenities and a private golf course

A paved walking path connects several public green spaces along the river, which include a sandy beach, a gazebo and a boat launch. The river opens into Lake Huron, which is popular for fishing. The municipal park has pickleball courts, tennis courts, Little League fields, playgrounds, a splash pad and a vintage railroad engine. The city is home to a private golf course.

Shopping and dining along Gratiot Boulevard

On the riverfront, the Junction Buoy serves fresh-caught fish from Lake Huron. There isn’t a downtown, but Gratiot Boulevard is lined with fast-food franchises and local sit-down options, including a Thai spot, a Chinese restaurant, a café and a bar and grill. There are also two grocery stores.

Commuting to Detroit

Henry Ford River District Hospital is about 15 minutes south of the city via Michigan 29. Commuters can take Interstate 94 less than an hour southwest to Detroit, which has the closest international airport. In Canada, the City of London is about an hour and a half east via Ontario Highway 402. “A lot of people get quick passes so they can cross over really easily,” Distelrath says. “I’ve actually sold to people who work in Canada.” According to FBI data, Marysville’s violent and property crime rates are below state and national averages. Since 2020, instances of violent and property crime have increased.
