Warm Beach is named for its sunbaked sandy shore heating the shallow water during low tide, which creates temperate swimming and wading conditions when the tide comes back in. While it has the feel of a rural community, Warm Beach is around 20 miles from Everett and 50 miles from Seattle on Interstate 5. Much of the draw to prime real estate here is the water. “As far as waterfront communities go, Warm Beach is fairly affordable,” says Carmen Andrew, Realtor with Re/Max Whatcom County. “Many people stay here because they love the serenity of the neighborhood; there’s not much traffic or commotion. That’s a big reason why homes often stay off the market for so long here; some residents remodel their properties over decades.” Homes hug every lake and every inch of beachfront and typically run for much more than surrounding houses of similar size.

Pristine Pacific parks
The land near the coast of Warm Beach gently slopes from inland forests towards Soundview Drive and then onward to Port Susan. Home to miles of marshes and mudflats, this bay is teeming with avian life and fish, such as western sandpipers, peregrine falcons and pink salmon. Kayak Point Beach offers covered picnic tables, a playground, green space, walkable shoreline, and a fishing pier for those seeking public beachfront areas nearby. The beach is also accessible by trails winding through the 670 acres of Kayak Point Regional Park, giving hikers a route through the area's dense forests. Though it is closed until July 1st, 2024, the county is spending $20 million to renovate the park. It will temporarily close again in October 2024 so that park services can finish adding ADA-friendly walking routes, additional parking, an improved boat launch and more.

Coastal residences
Home styles are quite eclectic in Warm Beach and the surrounding area. Everything from tiny wooden shacks to midcentury moderns and even grand seven-plus bedroom mansions dot the streets, giving the community an interesting vibe. Beachfront views of Port Susan are a hot commodity to potential buyers, and the home prices reflect this. Even bayfront lots with no house can go for $700,000 or more. Many of these lots are close to or over an acre including private strips of beach. Some older two-bedroom homes on small lots might only run a little under $700,000, but waterfront luxury builds can run north of $3 million. Despite some residences being a couple of miles inland, four-to-five-bedroom new builds often still reach $1 million or more. For these inland properties, lot size is a big draw. A contemporary four-bedroom home on an ½ acre lot might be found for under $1 million, while a slightly bigger house on a larger lot might run closer to $1.5 or $2 million.

Nearby retail and restaurants
While few amenities can be found within the community other than Warm Beach Grocery, the city of Stanwood is only around a seven-mile drive north and has plenty of restaurants and shopping options. QFC and Grocery Outlet are two nearby choices for fresh and prepared foods, while Happy Teriyaki and Jimmy’s Pizza & Pasta are local dining favorites. Additional retail and restaurant options in North Lakewood are a similar distance away to the east of Warm Beach. Stores in the area include Target, Costco, Best Buy, Lowe’s and many more. Dining options are also plentiful near the shopping centers, with local options such as Hops n Drops, Hidden Vine Bistro and Olympia Pizza & Pasta.
